Maintenance Supervisor
Position Summary
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of the hotel to ensure a safe, well-maintained, and comfortable environment for guests and associates. This role supervises maintenance staff, ensures preventative maintenance programs are completed, manages work orders, and performs hands-on technical work including guest room preventative maintenance, HVAC systems, and general repairs.
The ideal candidate is highly organized, technically skilled, and able to prioritize maintenance tasks while supporting hotel operations and guest satisfaction.
Essential Duties and Responsibilities
Maintenance Operations
Supervise and coordinate daily maintenance activities across the hotel.
Assign and monitor completion of maintenance work orders in a timely manner.
Ensure all maintenance requests from guest rooms, public spaces, and back-of-house areas are addressed promptly.
Maintain accurate records of completed work orders and repairs.
Preventative Maintenance
Must be able to perform guest room Preventative Maintenance (PMs) including inspection and repair of fixtures, furniture, lighting, plumbing, HVAC units, and general room condition.
Ensure preventative maintenance programs are followed according to brand and property standards.
Identify maintenance issues proactively to prevent guest service disruptions.
HVAC Systems
Must have working knowledge of HVAC systems including troubleshooting, maintenance, and basic repair.
Perform routine inspections of heating, ventilation, and air conditioning systems.
Coordinate major HVAC repairs with vendors when required.
Facility Repairs
Perform and supervise general building maintenance including:
Electrical repairs
Plumbing repairs
Carpentry
Painting and drywall repair
Equipment maintenance
Maintain all hotel equipment in proper working condition.
Team Supervision
Supervise engineering and maintenance staff.
Provide training on maintenance procedures, safety standards, and work order systems.
Ensure team productivity and quality of work.
Safety and Compliance
Ensure compliance with OSHA standards and hotel safety procedures.
Participate in safety inspections and corrective action planning.
Maintain proper storage and handling of tools, chemicals, and equipment.
Vendor Coordination
Work with outside vendors and contractors when specialized repairs are required.
Monitor vendor work to ensure quality and compliance with hotel standards.
Guest Service Support
Respond to urgent guest maintenance issues quickly and professionally.
Work closely with housekeeping and front office teams to resolve room issues.
Qualifications
Required
3–5 years of hotel or facility maintenance experience.
Previous hotel engineering or maintenance supervisory experience preferred.
Must be able to perform room preventative maintenance (PMs).
Must have experience with HVAC systems and troubleshooting.
Strong knowledge of plumbing, electrical, and general building maintenance.
Experience managing maintenance work order systems.
Ability to prioritize multiple maintenance requests in a fast-paced environment.
Strong leadership and communication skills.
Physical Requirements
Ability to lift up to 50 pounds.
Ability to stand, walk, climb ladders, and perform physical maintenance tasks.
Ability to work in mechanical spaces and guest rooms.
Preferred
Hotel brand experience (Marriott, Hilton, etc.).
EPA HVAC certification.
Trade certifications in electrical, plumbing, or HVAC.
