Maintenance Supervisor
This role leads a team of skilled maintenance technicians supporting a growing real estate development and property management portfolio. The Maintenance Supervisor oversees day-to-day maintenance operations, ensures high-quality workmanship, manages inventory andpurchasing, and supports complex repairs and special projects across multiple properties. The position requires a hands-on leader with a strong construction and maintenance experience who can effectively troubleshoot issues, guide a team, and maintain safe, compliant, and well-functioning buildings.
Responsibilities:
- Supervise and lead a team of approximately 9 maintenance technicians, providing clear direction, coaching, training, and performance management.
- Coordinate, assign, and prioritize daily work orders, preventive maintenance tasks, and emergency repairs to ensure timely completion.
- Perform advanced troubleshooting and assist with complex repairs across electrical, plumbing, HVAC, carpentry, and general construction systems.
- Actively step in to help complete jobs when the team is short-staffed or when additional technical support is needed.
- Manage maintenance inventory by tracking stock levels, ordering materials, and controlling costs to ensure technicians have the parts they need without frequent supply runs.
- Develop and maintain productive relationships with vendors for supplies, contracted services, and specialty work.
- Ensure all properties comply with safety standards, building codes, and internal company policies.
- Conduct regular property and unit inspections to verify quality of work, identify maintenance needs, and proactively address issues.
- Support capital improvement projects, renovations, and special maintenance initiatives by coordinating resources and overseeing execution.
- Maintain accurate records of work orders, inventory, maintenance activities, and completed tasks using appropriate systems and software.
- Promote and enforce a strong culture of safety, efficiency, and accountability within the maintenance team.
- Collaborate with property and operations teams to plan maintenance schedules, minimize disruptions for residents or tenants, and support broader operational goals.
- Remain available for on-call coverage as needed to address after-hours emergencies and urgent maintenance issues.
- Travel between properties as required to support multiple sites and ensure consistent maintenance standards.
Essential Skills:
- 5+ years of experience in maintenance, construction, or property management roles.
- Experience in maintenance leadership within multifamily complexes and/or commercial properties.
- 2+ years of supervisory or team leadership experience preferred, with demonstrated ability to lead a team of 6 or more technicians.
- Strong technical knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and general construction.
- Proven ability to diagnose and resolve maintenance issues efficiently and accurately.
- Experience with maintenance management, preventive maintenance programs, and maintenance supervision.
- Hands-on experience with inventory management and procurement processes, including use of inventory software.
- Strong organizational and time management skills, with the ability to prioritize multiple tasks in a fast-paced environment.
- Excellent communication and leadership skills, with the ability to motivate and guide a diverse team.
- Commitment to safety practices and compliance with relevant codes and regulations.
- Valid driver's license and reliable transportation for travel between sites.
Additional Skills & Qualifications:
- Experience working in multifamily or commercial property management environments.
- Certifications in HVAC, electrical, or related trades are a plus.
- Bilingual abilities (English/Spanish) are a plus.
- Familiarity with maintenance technician duties and best practices for preventive maintenance.
- Comfort using maintenance and inventory software systems to track work orders and materials.
- Ability to work independently while also collaborating effectively with a team.
- Strong troubleshooting skills across multiple building systems and disciplines.

Work Environment:
The role is primarily onsite at one of the properties, with a dedicated office setup for planning, coordination, and administrative work. The Maintenance Supervisor regularly travels from site to site as needed and receives reimbursement for work-related travel expenses. The position involves frequent walking of properties, climbing stairs, and performing physical maintenance tasks, including lifting up to 50 pounds. The work environment is fast-paced and hands-on, requiring both independent work and active team leadership. On-call availability may be required for after-hours emergencies, and the role involves working with standard maintenance tools, equipment, and building systems to ensure properties remain safe, functional, and well-maintained.

This is a Contract position based out of Fresno, CA.
Pay and Benefits:
The pay range for this position is $35.00 - $40.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
