Maintenance Supervisor Property: Cedarbrook Apartments - Camden, SC

Summary NHE, Inc. is seeking an experienced Maintenance Supervisor to lead maintenance operations at a multifamily community. This role oversees repairs, unit turns, preventive maintenance, safety compliance, vendor coordination, and supervision of on-site staff. The ideal candidate is organized, safety-focused, and committed to excellent resident service.

Responsibilities

Supervise, schedule, and perform daily maintenance operations Coordinate with Community Manager on inspections, move-ins/outs, and projects Ensure units are ready for occupancy, including all repairs and make-ready tasks Manage service requests, monitor completion quality, and minimize callbacks Hire, train, coach, and evaluate maintenance team members Conduct vacant unit inspections and confirm readiness for move-in Identify and address safety hazards; enforce PPE and safety standards Oversee preventive maintenance for property systems and equipment Manage inventory, order supplies within budget, and assist with budgeting Maintain clean work areas and respond to emergencies and weather conditions Coordinate vendors, warranties, and quality control Perform maintenance technician duties as needed

Qualifications

5+ years general maintenance experience; multifamily experience preferred Prior supervisory experience required Strong troubleshooting skills (HVAC, plumbing, electrical, appliances, etc.) Valid driver's license or reliable transportation Basic English literacy and math skills

Skills & Abilities

Proficiency with maintenance tools and equipment Strong organization, multitasking, and decision-making skills Excellent communication with residents, staff, and vendors Ability to work independently with professionalism and confidentiality

Certifications

EPA Freon Recovery (Type I & II or Universal) required CAMT, HVAC, plumbing, or additional trade certifications preferred Required state/local permits (pool, electrical, HVAC, plumbing)

Physical Requirements

Lift up to 50 lbs; climb ladders/stairs; work on rooftops Exposure to weather, chemicals, electrical systems, and tools Participate in on-call and after-hours schedules; follow safety protocols
