Maintenance Supervisor - Apartment Community - DeSoto, TX

Summary/Objective: Paths is seeking a hands-on Maintenance Supervisor for a residential apartment community in DeSoto, TX. This role is responsible for overseeing day-to-day maintenance operations, completing and assigning work orders, supporting unit turns and make-readies, coordinating repairs and vendors, maintaining property safety, and helping keep the community clean, functional, and well-maintained. This is a working supervisor role. The Maintenance Supervisor should be comfortable leading maintenance staff while also performing hands-on repairs, including plumbing, electrical, HVAC troubleshooting, appliance repair, carpentry, drywall, painting, and general building maintenance. This role works closely with the Property Manager and regional leadership to prioritize maintenance needs, respond to resident service requests, and support the overall operation of the property. Classification:Non-exempt (overtime eligible); Non-Union Location: DeSoto, TX Essential function/Responsibilities: duties include but are not limited to the following: - Oversee daily maintenance operations for the property
- Complete and assign resident work orders, service requests, preventive maintenance, and emergency repairs
- Perform hands-on maintenance repairs, including plumbing, light electrical, HVAC troubleshooting, appliance repair, carpentry, drywall, painting, flooring, locks, doors, and general repairs
- Lead, train, and support maintenance staff, porter/grounds staff, vendors, and contractors as needed
- Help prioritize daily tasks with the Property Manager and regional leadership
- Assist with unit turns, make-readies, move-in/move-out repairs, inspections, and renovation projects as needed
- Walk the property regularly to identify maintenance, safety, curb appeal, and common area needs
- Maintain tools, supplies, equipment, inventory, and maintenance areas in an organized and safe manner
- Coordinate with vendors and contractors to ensure work is completed timely and properly
- Communicate professionally with residents, property staff, vendors, and leadership
- Update work orders, notes, time, and service request information as required
- Follow all safety procedures and ensure maintenance work is completed properly and safely
- Support inspection readiness, including affordable housing, lender, owner, and agency inspections as needed
- Participate in the on-call rotation for after-hours maintenance emergencies
Requirements: - At least 5 years of hands-on maintenance experience preferred
- At least 2 years of maintenance leadership, lead tech, or supervisory experience preferred
- Apartment maintenance, affordable housing, senior housing, hotel, healthcare, public housing, or facilities maintenance experience strongly preferred
- Strong working knowledge of plumbing, electrical, HVAC troubleshooting, appliance repair, carpentry, drywall, painting, flooring, doors, locks, and general repairs
- HVAC/EPA certification strongly preferred
- Pool certification preferred
- Experience with work orders, unit turns, make-readies, inspections, preventive maintenance, and emergency repairs
- Experience leading, training, or directing maintenance staff and/or vendors
- Ability to communicate professionally with residents, property staff, vendors, and leadership
- Ability to stay calm, organized, and responsive in a busy property environment
- Comfortable working in an affordable housing community where residents may have urgent or long-standing maintenance needs
- Reliable transportation to and from the property
- Ability to use phone, email, text messages, mobile apps, or work order systems for business purposes
- High school diploma or equivalent preferred
- Must be able to lift up to 50 pounds and perform physical maintenance work, including bending, stooping, climbing, reaching, walking the property, and using tools/equipment safely
