We are seeking a hands-on Maintenance Manager who takes pride in their work, leads from the front, and is committed to maintaining the highest standards of property performance and resident satisfaction.
Position Summary
The Maintenance Manager is responsible for overseeing all aspects of property maintenance, including preventative maintenance, unit turns, capital projects, safety compliance, and vendor management. This role also supervises maintenance staff and partners closely with property management to ensure the community operates efficiently and maintains Class A standards.
This is an ideal role for someone who prefers to solve problems in the field—not from behind a desk.
Key Responsibilities
Property & Maintenance Operations
Oversee all day-to-day maintenance operations for a 200-unit luxury community
Ensure timely completion of service requests and work orders
Maintain a preventative maintenance program for all building systems and equipment
Perform and oversee unit turns to ensure “rent-ready” standards are met
Troubleshoot and repair HVAC, electrical, plumbing, appliances, drywall, and general systems
Maintain mechanical systems, including boilers, HVAC systems, and related equipment
Leadership & Team Management
Hire, train, schedule, and supervise maintenance staff
Provide coaching, performance management, and accountability
Foster a strong, service-oriented team culture
Vendor & Budget Management
Manage vendor relationships and oversee third-party contractors
Obtain bids and ensure quality and cost control on all projects
Maintain maintenance expenses within budget
Grounds & Community Standards
Ensure the community maintains a Class A appearance at all times
Oversee landscaping, cleanliness, and curb appeal
Conduct regular inspections to proactively identify issues
Compliance & Safety
Ensure compliance with all local, state, and federal regulations
Maintain OSHA and safety standards
Manage risk, safety protocols, and emergency response readiness
Resident Experience
Deliver high-quality service that drives resident satisfaction and retention
Respond professionally and promptly to maintenance-related concerns
Partner with the leasing team to support occupancy goals through efficient unit readiness
Qualifications
5+ years of progressive maintenance experience in multifamily, hospitality, or similar environment
Prior supervisory experience required
Strong technical skills in:
HVAC (EPA certification preferred)
Electrical, plumbing, appliances, and general repairs
Ability to troubleshoot and resolve issues independently
Strong communication and leadership skills
Experience with property management and maintenance software systems
High attention to detail and commitment to quality
Work Schedule
Full-time, salaried position
Primarily Monday–Friday
On-call for emergencies and part of an on-call rotation as needed
