JOB TITLE: Maintenance Specialist (12 month - 240)

RESPONSIBLE TO: Director of Operations

JOB GOAL: To support safe, efficient, and disruption-free school operations by performing advanced maintenance, repair, inspection, and preventive maintenance on district facilities, grounds, equipment, and building systems while serving as a lead worker within the maintenance department. This position coordinates and performs skilled work across multiple trades, supports inspections and facility improvement projects, maintains specialized building systems, and provides technical expertise and leadership in addressing complex maintenance issues.

MINIMUM QUALIFICATIONS:

  • High school diploma or GED equivalent; vocational or technical training in building trades preferred.
  • Three (3) to five (5) years of progressive experience in facilities maintenance, preferably in educational or commercial settings.
  • Ability to meet the suitability criteria for employment and/or certification/licensure under the Alabama Child Protection Act of 1999 and Act No. 2002-457.
  • Valid driver's license and an acceptable driving record in accordance with district requirements
  • Advanced proficiency in plumbing, electrical, HVAC, carpentry, roofing, painting, and general building maintenance.
  • Knowledge of access control systems, camera systems, building automation systems (BAS), and related facility technologies.
  • Mid-level computer skills including email, Word, Excel, Adobe Acrobat, CMMS, work order systems, and timekeeping software.
  • Ability to maintain accurate electronic work orders, records, and daily time entries.
  • Strong leadership, training, communication, organizational, and project management skills.
  • Knowledge of OSHA requirements, school safety practices, child safety protocols, and hazard management.
  • Relevant trade certifications such as EPA, HVAC, Electrical, or similar certifications preferred.
  • Effective communication and interpersonal skills with a customer-service mindset.
  • Ability to prioritize tasks, manage time efficiently, and handle multiple assignments.
  • Ability to work independently with minimal supervision and as part of a team.
  • Willingness to learn new skills, procedures, and equipment operation (e.g., lifts, tractors).
  • Ability to work indoors and outdoors year-round, including inclement weather, noisy, or crowded environments.
  • Ability to work at heights, on ladders or scaffolding, and in confined spaces.
  • Ability to stand, walk, bend, stoop, kneel, crawl, and reach for extended periods.
  • Ability to lift up to 50 pounds and exert up to 75 pounds of force.

DUTIES AND RESPONSIBILITIES:

  • Perform advanced maintenance, repair, and preventive maintenance on school facilities, grounds, building systems, and equipment.
  • Conduct inspections of buildings, equipment, and systems to identify maintenance needs, safety concerns, and preventive maintenance opportunities.
  • Perform advanced plumbing installation, repair, and maintenance of fixtures, piping systems, drainage systems, and related components.
  • Perform skilled electrical work including wiring, lighting installations, troubleshooting circuits, and ensuring code compliance.
  • Maintain, repair, troubleshoot, and optimize HVAC systems to ensure efficient operation and occupant comfort.
  • Perform advanced carpentry work involving construction, modification, and repair of structures, furniture, doors, windows, flooring, and related components.
  • Perform key making, lockset repairs, door hardware repairs, and related security hardware maintenance.
  • Prepare surfaces and perform interior and exterior painting to maintain facility appearance and protect against weathering, mold, and deterioration.
  • Perform roofing inspections, leak detection, repairs, and patching as required.
  • Operate, maintain, and inspect tools, equipment, machinery, bucket trucks, forklifts, tractors, aerial lifts, and other specialized equipment.
  • Develop, implement, and monitor preventive maintenance schedules to extend asset life and reduce emergency repairs.
  • Maintain and repair access control systems and related components.
  • Work collaboratively with Information Technology staff to maintain building automation systems, access control systems, camera systems, surveillance equipment, and related network-connected infrastructure.
  • Troubleshoot and resolve complex maintenance issues independently while minimizing disruption to educational activities.
  • Provide leadership, guidance, training, and support to maintenance team members and assist with departmental goals and objectives.
  • Coordinate with administrators, department heads, grounds personnel, contractors, vendors, and City of Gulf Shores departments as needed.
  • Utilize computerized maintenance management systems (CMMS) and related software to document work performed, maintain inventory records, and track compliance requirements.
  • Maintain accurate work orders, inspection reports, preventive maintenance records, and daily time entries.
  • Follow all district safety policies, OSHA regulations, child safety protocols, and applicable codes and standards.
  • Demonstrate strong organizational and project management skills while prioritizing tasks across multiple facilities and overseeing contractor work when assigned.
  • Respond promptly and professionally to staff requests while maintaining a customer-service-oriented approach.
  • Work effectively in varying environmental conditions including heat, humidity, heights, confined spaces, and adverse weather.
  • Assist with emergency facility repairs, severe weather response, and urgent operational needs.
  • Support a clean, safe, functional, and welcoming environment across all assigned facilities.
  • Performs other job-related duties as assigned by Supervisor(s).
