Salary Range: $51,131 - $65,976 annually. Compensation will be commensurate upon experience and qualifications.This position is Non-Exempt from the Fair Labor Standards Act (FLSA) overtime provisions.

Summary
The purpose of this position is to provide general maintenance and repair services for General Fund Buildings and campus properties. Additional maintenance services may also be provided for non-general fund buildings and properties per request, time availability and / or financial considerations. Position will provide good customer service to students, faculty, staff and external customers. The workload is driven by requests through the work request / work order system, the predictive / preventive maintenance schedules and by projects. This position supports campus sustainable principles and practices. As essential personnel this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed / required.
Essential Functions
The duties and responsibilities of the position include, but are not limited to
Routine and Requested Maintenance
Provides routine interior and exterior maintenance and repair services for General Fund Buildings and campus properties.
The workload is driven by requests through the work request / work order system, the predictive / preventive maintenance schedules and by projects. Work includes, but is not limited to, drywall installation / repair, painting, carpentry, tile repair / replacement, carpet repair / replacement, lock installation / repair, door repair / removal / installation, installing and maintaining building components such as office furniture, hanging cabinetry and boards, predictive / preventive maintenance, fabrication (metal and wood based) and assisting other departments and trade groups with other related tasks.
Conducts work in a safe manner.
Maintains and performs minor repairs on department equipment.
Drives department vehicles and uses appropriate equipment to support these activities.
Requires parts / materials to be ordered from a supplier. Works with the MAD Department to procure parts / materials and notify the customer that parts / materials are on order.
Perform routine maintenance on equipment and determine when and what kind of maintenance is needed.
Customer Service / Project Support
Effectively works with the internal team, the supervisor and campus customer to plan and schedule work requests.
Independently makes necessary decisions and provides expertise to resolve issues and complete projects
Communicates with customers using the work order system, phone, email and face to face methods.
Generate cost estimates for customer maintenance and special project requests.
Independently complete Facility Condition Assessments on a yearly basis.Inspect buildings daily to locate and identify maintenance issues that present a danger to students and staff.
Assist campus locksmith with an ADA operator that is not functioning properly.
Inspect building exterior doors for any structural / security issues and report findings to Maintenance Supervisor.
