Job Description

Position Purpose Under the direct supervision of the Physical Plant Manager and the Operations and Maintenance Supervisor, provide routine operation and maintenance of various facility systems of the Windsor Public School District as assigned in one or more of the skilled trades. Performs a variety of other building and grounds maintenance tasks as required.

Essential Job Functions

Complete maintenance of all heating, ventilation, air conditioning, and refrigeration systems in all school buildings. • RTU maintenance and repair • Filter replacement ventilation systems • Boiler tune-up and replacement • Pneumatic control repair • Servicing of heat pumps • Minor plumbing repairs • Minor electrical repairs • Install new HVAC units in buildings, residential and commercial. • Service and install HVAC system controls • Perform routine maintenance on HVAC systems to ensure they operate properly. • Inspect and troubleshoot problems with existing HVAC units. • Install replacement parts on existing HVAC units. • Maintain inventory of replacement parts and order replacements. • Respond to emergency situations and resolve immediate safety concerns. • Respond to after-hours emergency calls when needed. • Clear snow and ice from walks, stairs, and pathways as needed. • Perform other duties as assigned by the Physical Plant Manager to ensure the efficient and effective functioning of the custodial maintenance department.

Basic understanding of building automation systems. Occasionally assists with custodial tasks based on operational need.

Equipment Uses hand tools of trade and related power equipment.

Knowledge, Skills, and Abilities Knowledge of fundamental tools, materials, practices, maintenance methods, and procedures in the carpentry, plumbing, and electrical trades. Knowledge of building code conformance standards for carpentry, plumbing, electricity, electrical installation, and repair. Knowledge of occupational safety and health laws and regulations. Ability to follow oral, written, or electronic work orders from supervisor and to coordinate work with others. Ability to carry out instructions furnished in written, oral, or diagrammatic form. Ability to add, subtract, multiply, and divide all units of measure. Ability to describe orally or in writing maintenance or repair problems as needed. Ability to troubleshoot, problem solve, and resolve minor electrical problems. Ability to report work orally or in writing to supervisor as required. Ability to establish and maintain cooperative working relationships with students, staff, and others contacted in the course of work.

Safety Requirements Follows all applicable safety rules, procedures, and regulations governing the proper use of tools and power equipment used. Wears appropriate safety gear.

Travel Requirements Frequent travel between schools or between schools and central offices may be required.

Physical and Mental Demands Work Hazards Ability to withstand heights and work in crawl spaces. Typical risks associated with using tools of the trade. Occasional strenuous physical work. Occasional work in poor weather conditions, including heat, cold, rain, or snow.

Qualifications Profile Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying. Typical qualifications would be equivalent to: High School Diploma. 3-5 years of successful experience in building and grounds maintenance and repair preferred. Motor Vehicle Operators license required. S1 or S2 Heating and Cooling license preferred.
