Location: Colliers Assisted Living Port Orange Employment Type: Full-Time Reports To: Executive Director

Position Summary

We are seeking a reliable, experienced Maintenance Director to oversee the safety, functionality, and appearance of our assisted living community. This role is essential to providing a comfortable, well-maintained environment for our residents, staff, and visitors.

Key Responsibilities

  • Oversee all building maintenance, repairs, and preventive maintenance programs
  • Ensure compliance with local, state, and federal safety regulations (including life safety, fire, and health standards)
  • Manage HVAC, plumbing, electrical, and general facility systems
  • Conduct regular inspections of the building, grounds, and equipment
  • Coordinate and supervise outside vendors and contractors
  • Respond promptly to maintenance requests and emergency situations
  • Maintain maintenance schedules, logs, and inventory
  • Assist with room turnovers and renovations as needed
  • Participate in inspections and surveys (state, fire marshal, etc.)
  • Oversee housekeeping department

Qualifications

  • Prior maintenance experience required; healthcare or assisted living experience strongly preferred
  • Knowledge of basic electrical, plumbing, carpentry, HVAC, and general repairs
  • Strong understanding of safety and regulatory compliance
  • Ability to work independently and manage multiple priorities
  • Reliable, dependable, and resident-focused
  • Must be able to pass background screening and drug screening
  • Valid driver’s license preferred

Physical Requirements

  • Ability to lift up to 50 lbs.
  • Ability to stand, walk, bend, and climb as required
  • On-call availability for emergencies may be required
