Description

Title: Maintenance Director

Shift: Monday – Friday, 9:00 AM – 5:00 PM (On-call weekend rotation 1 in 3)

Salary: $70,000 – $80,000 per year (Depending on experience)

Maintenance Director Role:

The Maintenance Director is responsible for planning, directing, and overseeing all maintenance operations for our client's facility and grounds. This role exists to ensure the facility maintains the highest standards of safety, appearance, functionality, and overall satisfaction while managing staff, operating budgets, and capital projects.

Maintenance Director Responsibilities:

  • Develop, implement, and manage preventive maintenance programs for all facilities, equipment, and infrastructure
  • Oversee maintenance and repairs of HVAC, electrical, plumbing, mechanical, irrigation, and pool systems
  • Supervise and lead maintenance staff, including hiring, training, scheduling, and evaluating employee performance
  • Ensure facilities remain clean, safe, and maintained to exceptional standards for members, guests, and staff
  • Manage outside contractors and vendors by obtaining bids, negotiating contracts, and monitoring performance
  • Develop and administer departmental operating and capital budgets while managing supply and equipment inventories
  • Ensure full compliance with local, state, and federal safety regulations, building codes, and OSHA requirements
  • Maintain accurate documentation for inspections, equipment repairs, and regulatory compliance
  • Respond to emergency maintenance situations and establish effective procedures for after-hours response
  • Collaborate with leadership on long-range facility planning and capital improvement projects

Maintenance Director Reporting Relationships:

The Maintenance Director reports directly to the General Manager / Chief Operating Officer and directly supervises Maintenance Technicians, Custodial Staff, and outside service contractors.

About You:

  • Hold a Bachelor's degree in Facilities Management, Engineering, Construction Management, or equivalent practical experience
  • Possess 5–7 years of facility maintenance experience with at least 3 years in a supervisory or management role
  • Bring background experience in hospitality, country club, resort, hotel, or commercial property maintenance
  • Demonstrate strong technical knowledge of building systems, including HVAC, electrical, and plumbing
  • Maintain thorough familiarity with OSHA regulations, life safety codes, and local building requirements
  • Possess proven experience managing operating budgets, capital projects, and vendor relationships
  • Exhibit proficiency with Computerized Maintenance Management Systems (CMMS) and Microsoft Office applications
  • Hold a valid driver's license
  • Demonstrate exceptional leadership, project management, and problem-solving abilities
  • Maintain availability to respond to after-hours emergency situations and weekend rotations
