Maintenance Assistant Job Description
REPONSIBILITIES:
1. Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents.
2. Ensures that all required preventative maintenance tasks are completed, either by directly performing the tasks or contracting with outside providers as appropriate. Provides appropriate documentation of all work completed.
3. Makes repairs as needed, responding to maintenance work requests in a timely manner, and documents completed repairs.
4. Performs or oversees all landscape / irrigation system maintenance on an ongoing basis.
5. Maintains accurate maintenance records on all utilities, systems and equipment.
6. Refurbishes vacated apartments in a timely manner, documenting all work performed.
7. Ensures the proper storage and labeling of all equipment and supplies.
8. Inventories and orders maintenance supplies on an as-needed basis.
9. Paint Apartments once vacated in a timely/professional manner.
10. Performs or coordinates all preventative maintenance needed to maintain the community in good condition.
11. Performs all other tasks as requested by supervisor or executive personnel.
EDUCATION AND QUALIFICATIONS:
Must have a demonstrated mechanical aptitude, with at least three years’ experience in maintenance work preferred. Is able to work effectively and make good decisions with minimal supervision. Has good problem-solving abilities and a demonstrated ability to effectively communicate verbally. Full Time - Hourly Position
Must be at least 21 years of age. High school education or equivalent GED required.

Purpose
The primary purpose of your job position is to perform the day-to-day activities of the Maintenance Department in accordance with the current federal, state, and local standards, guidelines and regulations governing our facility, and as may be directed by the Executive Director or Administrator, and/or the Manager of Support Services, to assure that our facility is maintained in a clean, safe, and comfortable manner.

Education: Must be able to read and write the English language; High School Education or Equivalent Preferred.
Experience: One year general maintenance or carpentry experience strongly preferred.
Physical and Sensory Requirements (With or without the aid of Mechanical Devices): Must be able to move intermittently throughout the work day; must be able to speak and write the English language in an understandable manner; must be able to cope with the mental and emotional stress of the position; must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met; must function independently and have flexibility, personal integrity, and the ability to work effectively with the residents, resident’s family members and coworkers; must meet the general health requirements set for the by the policies of this facility; must be able to push, pull, move, and/or lift a minimum of 20 lbs. and maximum of 50 lbs and be able to push, pull, move and/or carry such weight for reasonable distances; may be necessary to assist in the evacuation of residents during emergency situations.
