Loan Processor / Loan Officer Assistant (Full-Cycle Hybrid)
Location Tempe, Arizona | Hybrid (Mon, Tue, Thu Onsite; Wed, Fri Remote)
COMPENSATION & SCHEDULE
• $50,000–$55,000 base salary
• Estimated OTE: $65,000–$80,000+ based on production
• Monday–Friday, 8:00 AM–5:00 PM
• Direct Hire, W2
ROLE IMPACT
This full-cycle hybrid role is responsible for managing mortgage loan files from submission through closing while serving as the primary borrower contact. You will fully review, analyze, and package loan files for underwriting, ensuring compliance, accuracy, and readiness. Success is defined by loan officer satisfaction, production efficiency, file quality, and the ability to independently assess income, calculate qualifying ratios, and clear conditions without escalation.
Key Responsibilities
• Perform full loan file review including income, assets, credit, and liabilities; calculate borrower income and qualifying ratios (W-2, 1099, self-employed).
• Run Automated Underwriting Systems (AUS) including DU (Desktop Underwriter), LP (Loan Product Advisor), and GUS; review and interpret findings.
• Package complete and compliant loan files for underwriting submission and determine file readiness.
• Review title reports, appraisals, and supporting documentation; clear underwriting conditions and prepare files for closing.
• Serve as primary borrower point of contact for documentation collection, status updates, and timeline management.
• Conduct daily pipeline reviews to prioritize files based on closing dates and urgency; maintain active touchpoints every 48–72 hours.
• Maintain accurate loan documentation and milestone tracking within Encompass (Loan Origination System).
• Partner directly with assigned Loan Officers (not round-robin) to support production goals and ensure high service levels.
Minimum Qualifications
• 3+ years of full-cycle mortgage processing experience with end-to-end file ownership.
• Demonstrated experience calculating income, analyzing credit and assets, running AUS (DU/LP/GUS), packaging loans, and clearing underwriting conditions.
• Experience processing Conventional, FHA, and VA loans with direct borrower communication responsibilities.

Preferred Skills
• Experience with USDA, Non-QM, Construction, or Broker loans.
• Strong problem-solving ability with the confidence to identify file issues and recommend solutions.
• Ability to manage 15–20+ active loan files, scaling with production volume.
