Client Overview:
Our client is a growing affordable housing owner/operator dedicated to providing quality housing and exceptional resident experiences throughout South Florida. As their portfolio continues to expand, they are seeking a Leasing Manager to lead leasing and marketing efforts across a portfolio of approximately 320 apartment homes. This is an excellent opportunity for someone looking to grow into an Assistant Property Manager or Property Manager role.

Salary/Hourly Rate:
$21/hr - $25/hr

Position Overview:
The Leasing Manager will be responsible for driving occupancy, increasing resident retention, and enhancing the overall presentation and performance of the communities. This role combines leasing, marketing, compliance support, and operational leadership while partnering closely with the Property Manager and Regional Manager. The ideal candidate is a motivated leasing professional with strong marketing experience who is looking for long-term growth within property management.

Responsibilities of the Leasing Manager:
  • The Leasing Manager will drive occupancy through leasing, renewals, resident retention, and lead conversion strategies.
  • Manage marketing initiatives, including social media, online listings, paid advertising, Google Business Profile, and online reputation management.
  • The Leasing Manager will track marketing performance and lead sources to improve leasing results.
  • Assist with resident files, income certifications, annual recertifications, and LIHTC documentation.
  • Support rent posting, resident ledgers, delinquency follow-up, and administrative functions using OneSite.
  • Coordinate move-ins, move-outs, resident events, market surveys, and unit turn activities.
  • Assist with audit preparation, inspections, compliance reviews, and property reporting.
  • The Leasing Manager will help improve community presentation, customer service standards, curb appeal, and operational processes.
  • Train and mentor leasing staff on systems, Fair Housing, customer service, and leasing best practices.
  • Serve as a resource for on-site operations in the absence of the Property Manager.
Required Experience/Skills for the Leasing Manager:
  • Minimum 3 years of leasing experience, including at least 1 year in a senior or lead leasing role.
  • Experience with OneSite by RealPage.
  • Strong background in social media marketing, online advertising, and lead generation.
  • Working knowledge of Fair Housing regulations.
  • Proficiency in Microsoft Excel and Word.
  • Valid driver's license and reliable transportation.
Preferred Experience/Skills for the Leasing Manager:
  • Experience with LIHTC/Tax Credit communities, including income certifications, recertifications, and file management.
  • LIHTC certification (TCS, COS, HCCP, C3P) preferred, or willingness to obtain certification within six months.
  • Bilingual English/Spanish is preferred (Haitian Creole is a plus).
  • Class A multifamily experience.
  • Experience with OneSite Affordable or compliance modules.
  • Canva or basic graphic design skills.
  • Lease-up or community repositioning experience.
Education Requirements:
  • High school diploma or GED is required.
  • Associate's or Bachelor's degree is preferred.
