QUALIFICATIONS
  • Minimum of 3 years of experience as a Leasing Consultant in multifamily Project-Based Section 8 housing.  
  • Exceptional interpersonal skills and the ability to multitask in a professional environment. 
  • In-depth knowledge of the HUD 4350.3 Handbook, IRS Section 42 compliance, and
  • multifamily property management concepts.  
  • Experience with MOR audits and general HUD compliance.  
  • Excellent written and verbal communication skills.  
  • Strong attention to detail, organizational abilities, and self-motivation.  
  • Advanced math skills for accurate income and rent calculations.  
  • Proficiency with Windows-based software and general computer literacy.  
  • General accounting and budgeting experience.  
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) certification preferred.  
  • Experience with Yardi Affordable required.  
  • Reliable transportation.  
  • Saturday availability required.  
RESPONSIBILITIES
  • Greet and assist prospective residents with professionalism and enthusiasm.  
  • Conduct property tours and present apartment features and community amenities.  
  • Support the full leasing process, from initial inquiry through application, approval, and lease signing.  
  • Maintain accurate prospect, applicant, and resident records.  
  • Assist with income calculations, rent determinations, and required affordable housing documentation.  
  • Support housing compliance programs, including LIHTC, HUD, and Section 8.  
  • Assist with audits, HUD functions, EIV requirements, MOR preparation, and general compliance needs.  
  • Coordinate with the property management team to maintain compliance standards.  
  • Respond promptly to phone calls, emails, resident inquiries, and prospect follow-ups.  
  • Assist with resident retention, customer service follow-up, and community events.  
  • Support marketing and outreach efforts to attract qualified prospects.

We are seeking a full-time Leasing Consultant for Brookland Manor Apartments, a residential apartment community located in Washington, DC. This position is ideal for a customer-focused, detail-oriented professional with leasing experience in Project-Based Section 8 housing and a strong understanding of affordable housing compliance requirements. This position does require Saturday availability.

 

The Leasing Consultant will support the full leasing process, assist prospective and current residents, maintain accurate records, and work closely with the property management team to ensure compliance with HUD, LIHTC, Section 8, and community standards.
