FULL DESCRIPTIONThe Sales & Leasing Specialist serves as the primary ambassador for the community, focusing on converting prospective leads into residents through proactive marketing and exceptional service. This role is responsible for driving revenue growth by maintaining high occupancy levels and ensuring a seamless transition for new members of the community. Success in this position requires a blend of sales persistence, administrative precision, and a commitment to maintaining a welcoming property environment.
 
The selected candidate will be responsible for:
  • Leasing Pipeline Management: Execute the end to end sales process, including welcoming guests, identifying housing needs, and conducting persuasive property tours. Manage the application lifecycle by facilitating background and credit screenings and preparing all legal move in documentation.
  • Quality Assurance: Conduct detailed inspections of vacant units prior to move in to ensure they meet high readiness standards. Coordinate with the service team to resolve any punch list items before a resident's arrival.
  • Market Intelligence: Monitor local market trends and competitor offerings to provide feedback on property positioning. Assist in the implementation of promotional programs and concessions to remain competitive and meet occupancy goals.
  • Outreach & Digital Marketing: Drive property traffic through creative marketing initiatives, including social media management, community outreach, and employer referral programs. Maintain an active and professional presence on major residential listing platforms.
  • Data Integrity & Administration: Utilize enterprise property management systems to track inventory, update pricing, and record guest traffic. Ensure all prospect and resident data is captured accurately for reporting and follow up purposes.
  • Revenue Support: Assist with the secure acceptance of monthly rental payments and support the management team in financial record keeping.
  • Presentation & Staging: Ensure the leasing center, model units, and amenity spaces are "tour ready" at all times. This includes daily walkthroughs of the "marketing path" to confirm that the property's curb appeal and interior presentation meet luxury standards.
  • Retention & Follow Up: Conduct consistent follow up with prospective leads and recently moved in residents to encourage lease executions and long term renewals.
  • Professionalism & Compliance: Operate all property business in strict accordance with Fair Housing regulations and local real estate laws. Provide timely and helpful responses to resident inquiries to maintain high satisfaction and reputation scores.
 
The selected candidate will also possess:
  • Educational Background: High School Diploma or equivalent; advanced coursework or a college degree is a plus.
  • Professional Experience: 1 to 3 years of experience in a high volume office or customer facing environment. While a background in real estate or commercial property is preferred, strong candidates from hospitality or retail sales are encouraged to apply.
  • Communication: Exceptional verbal and written skills, with the ability to build rapport quickly with diverse groups of people.
  • Technical Skills: Competency in the Microsoft Office Suite and the ability to quickly learn specialized property management software.
  • Operational Stamina: Proven ability to thrive in a fast paced environment, manage multiple priorities simultaneously, and maintain a high level of detail in paperwork.
  • Availability: Must be able to work a flexible schedule that includes regular weekend coverage to accommodate peak leasing hours.
  • Physical Requirements: Ability to walk the property frequently for tours, stand for extended periods, and occasionally lift up to 25 lbs. A valid driver's license is required.
