Lease Up Specialist
The Leasing Up Specialist is responsible for leasing and marketing apartments while maintaining positive resident relations and supporting overall community operations. This position plays a key role in creating an exceptional living experience for current and prospective residents by delivering outstanding customer service, ensuring accurate documentation, and achieving occupancy goals. This position is required to work at multiple WSH Management communities as needed to support leasing activity, coverage, or occupancy goals. The Lease Up Specialist must be able to travel between assigned sites within Los Angeles County and Orange County based on business needs.
Lease Up Specialist Job Duties
Leasing & Marketing Provide leasing support at multiple WSH Management communities, including temporary or short-term assignments, to assist with leasing needs, coverage, or special projects as directed by management.
Greet prospective residents warmly, determine their needs, and provide accurate information about the community and available homes.
Conduct property tours and highlight key features and benefits to close sales effectively.
Complete guest cards and maintain accurate prospect records according to company procedures.
Process rental applications, conduct verifications, and prepare lease documentation in compliance with Fair Housing laws and company policies.
Secure deposits, signatures, and required documentation prior to move-in.
Ensure apartments are ready for occupancy on scheduled move-in dates.
Follow up promptly with prospects who did not lease and refer them to sister properties when appropriate.
Participate in outreach marketing and community engagement activities to attract new residents.
Conduct regular market surveys and maintain awareness of local competition and trends.
Assist with advertising and marketing initiatives to increase visibility and occupancy.
Resident Relations Provide excellent customer service and maintain positive resident interactions.
Assist with lease renewals, distribute renewal notices, and follow up as needed.
Support planning and execution of resident events to build community engagement.
Address resident concerns promptly and professionally, escalating as appropriate.
Communicate effectively with the Property Manager and Maintenance Supervisor to ensure service requests are handled efficiently.
Maintain current and accurate resident files and ensure proper documentation for all transactions.
Administrative & Operational Support Accurately input and maintain resident and leasing information in Yardi and related systems.
Collect rental payments and forward them to the Assistant Community Manager daily.
Prepare leases, renewals, and other required documents for manager review and signatures.
Assist with daily community inspections and ensure curb appeal and cleanliness are maintained.
Maintain accurate commission and bonus tracking for leases and renewals.
Consistently implement company and community policies and procedures.
Travel between assigned properties during the workday to support leasing operations and business needs.
Perform other duties and special projects as assigned by management.
