Position Summary:
The Land Analyst ensures accurate financial analysis of land acquisition opportunities, reviews land packages, and analyzes financing proposals. They will collaborate with the land and accounting team to recommend a specific finance structure for each project that both minimizes the company's equity and maximizes the return while considering the company's land risk limitations.
Duties / Responsibilities:
• Supports the Land team with all aspects of land acquisition, from identifying potential land prospects to closing land transactions. • Prepares financial proformas and competitive market analyses to assist the land acquisition team in determining the viability of proposed land acquisitions. • Works with the entitlement and development teams and consultants to determine budgets and schedules to be used in proformas. • Coordinates with multiple departments to understand home construction costs and buyer preferences in proformas. • Reviews and analyzes due diligence information for potential land investments. • Extracts and analyzes data from various sources, including the MLS, company databases, Zonda, and other external websites. • Maintains financial proformas and competition analyses to assess ways to enhance existing communities performance and reports actual performance.
Post-Acquisition:
With the guidance of Land Acquisition leadership, prepares detailed Land Packages with relevant support data for submittal to Corporate Land Committee to seek approval of real estate transactions. Oversees the findings from the conflict inquiry process to ensure optimal outcomes for the company. Leverages relationships and interfaces with governmental agencies and the local community for ROW and project permitting issues.
Qualifications:
• Four-year degree in business, accounting, or finance. • Homebuilding industry experience preferred. • Excellent at financial pro forma modeling skills. • Experience with Microsoft Office Products, especially Microsoft Word and Excel. • Good oral and written communication and customer service skills. • Must have strong problem-solving approach and strong analytical and negotiant skills. • Is exceptionally accurate, detailed, and organized. • Ability to collaborate with immediate team members and across departments. • Ability to maintain confidentiality. • Must be team-oriented and motivated.
