Summary The primary purpose of this position is to perform a variety of tasks in order to assist with the maintenance of the LMHA structures and grounds. The incumbent is responsible for ensuring that each resident receives clean, safe, and decent housing. All activities must support the Lucas Metropolitan Housing (“LMH”) mission, strategic goals, and objectives. Education and/or Experience High School Diploma or GED equivalent and a minimum of one (1) year experience in a laborer, custodial, or grounds-keeping role. An equivalent combination of education and experience may be considered. Must have knowledge of safety practices and procedures; basic building and grounds maintenance methods and procedures. Must possess a valid Ohio or Michigan driver’s license and be insurable under the Authority’s plan. Technical Skills To perform this job successfully, the employee should be able to successfully operate the following: Truck (up to one (1) ton); hand-hand power tools, pesticide applicator, snow removal equipment, lawn care equipment, floor scrubbers and buffers, carpet cleaning machines and vacuums. Must have the ability to learn other programs/equipment as required for assigned tasks. The employee should also have basic computer skills (e.g. MS Word, Excel, and Outlook). Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. To perform this job successfully, the employee is frequently required to travel to various LMHA properties to oversee the completion of maintenance and grounds work. Daily movements include sitting; standing; reaching and grasping; operating handheld tools and other machinery; moving about the properties; and attending onsite meetings and offsite meetings. The employee must be able to exchange information in person, in writing, and via telephone. The employee must occasionally lift and/or carry up to 100 pounds. Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Position generally works at Authority properties, which will require work under adverse weather conditions (heat, cold, snow, rain, wind, etc.) Works with and/or around chemical compounds and pesticides. May be exposed to an occasional gas leak. The noise level may be loud and the environment may be more hazardous than a standard office environment. This position may be required to work with contractors as well as Authority residents.
