Summary
 
The primary purpose of this position is to perform a variety of tasks in order to assist with the maintenance of the LMHA structures and grounds. The incumbent is responsible for ensuring that each resident receives clean, safe, and decent housing.
 
All activities must support the Lucas Metropolitan Housing (“LMH”) mission, strategic goals, and objectives.
 
Essential Duties and Responsibilities
The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed.
 
  • Maintains grounds, parking areas, sidewalks, fence lines, gutters, downspouts; performs janitorial duties to ensure dwelling units, common and public areas are clean and safe; paints dwellings and other LMHA structures; moves equipment and materials; unloads trucks; etc.
  • Performs lawn and landscaping care including, but not limited to: cutting grass, trimming hedges, watering grass and shrubs, and raking of leaves and other debris.
  • May assist with unit set-outs/trash-outs of per court eviction proceedings or as directed by the Maintenance Supervisor or Property Manager.
  • Reports to the Maintenance Supervisor each morning to communicate daily needs of the assigned properties and receive daily assignments. Reports supply needs to Supervisor.
  • Assists Maintenance Mechanics with the completion of assignments as needed.
  • Performs light building maintenance, including, but not limited to, replacing light bulbs, cleaning boiler and trash compactor rooms, changing smoke detectors, replacing doorknobs, kitchen sinks, fixing backed-up toilets, replacing outlet covers, and event or meeting set-up in community rooms, etc.
  • Utilizes work order system and ensures that materials, job codes, and labor hours are properly recorded.
  • Performs a variety of tasks to ensure buildings and recently vacant units are kept clean and in an orderly condition per LMHA standards.  This will entail:
  1. Cleaning appliances, offices, common areas, hallways, stairs, restrooms, elevators, laundry centers, and the community rooms.
  2. Sweeping, mopping, scrubbing vacuuming, and waxing floors utilizing various types of equipment; dusts furniture, equipment, ledges, etc., including high level areas; washing windows, door panels sills and walls.
  • Empties trash and garbage containers throughout the building daily to include but not limited to, garbage chutes, where applicable; replenishes restroom supplies as needed.
  • Performs general clean-up outside of buildings; sweeps walkways near entrances; shovels snow and spreads salt near building entrances; picks up trash and debris on the grounds; weeds and waters landscaped areas and plants surrounding the building.
  • Maintains equipment and tools and ensures they are clean and safe for operation.
  • Meets all job safety requirements and all applicable OSHA/PERRP safety standards that pertain to   essential functions and maintains licenses and certifications as required.

Education and/or Experience
 
High School Diploma or GED equivalent and a minimum of one (1) year experience in a laborer, custodial, or grounds-keeping role. An equivalent combination of education and experience may be considered. Must have knowledge of safety practices and procedures; basic building and grounds maintenance methods and procedures.  Must possess a valid Ohio or Michigan driver’s license and be insurable under the Authority’s plan.
 
Technical Skills
 
To perform this job successfully, the employee should be able to successfully operate the following:  Truck (up to one (1) ton); hand-hand power tools, pesticide applicator, snow removal equipment, lawn care equipment, floor scrubbers and buffers, carpet cleaning machines and vacuums. Must have the ability to learn other programs/equipment as required for assigned tasks.  The employee should also have basic computer skills (e.g. MS Word, Excel, and Outlook).

To perform this job successfully, the employee is frequently required to travel to various LMHA properties to oversee the completion of maintenance and grounds work.  Daily movements include sitting; standing; reaching and grasping; operating handheld tools and other machinery; moving about the properties; and attending onsite meetings and offsite meetings. The employee must be able to exchange information in person, in writing, and via telephone. The employee must occasionally lift and/or carry up to 100 pounds.

Position generally works at Authority properties, which will require work under adverse weather conditions (heat, cold, snow, rain, wind, etc.)  Works with and/or around chemical compounds and pesticides.  May be exposed to an occasional gas leak.  The noise level may be loud and the environment may be more hazardous than a standard office environment. This position may be required to work with contractors as well as Authority residents.
