Description
We are seeking a dependable and detail-oriented Janitor to help maintain a clean, safe, and welcoming environment at our newly built 73-unit housing property. This community is designed to support low-income individuals, adults with disabilities, and young adults formerly homeless. The Janitor will be responsible for the cleanliness and upkeep of common areas, assisting in creating a respectful and comfortable living environment for residents and visitors.
Responsibilities:
- Report any maintenance problem areas as soon as possible.
- Maintains appliances and plumbing.
- Cleans appliances.
- Empties and sanitize trash cans.
- Pick up trash.
- Vacuums carpets.
- Sweep and mop hard surface floors per the manufacturer approved methods.
- Washes windows (Interior/exterior).
- Checks and replaces exterior lighting on a regular basis.
- Physically walks the property daily and removes litter, debris, pet droppings from the grounds.
- Shovels snow utilizes snow blower and uses sand as needed to prevent slick conditions.
- Blows leaves from the parking lot.
- Assists with painting, as directed.
- Assists in inventory control of all janitorial equipment and supplies.
- Always maintain awareness of proper safety precautions.
- On-call for emergencies
- Be aware of all utility shut offs; shutting off immediately as needed in the event of fire or flood.
- Make sure storage areas and entrances are locked, and adequate lighting in those areas is maintained.
- Perform other duties as assigned
Qualifications
Job Requirements:

Physical Requirements:
This position normally requires the physical demands of standing, walking, bending, lifting or performing other work requiring moderate physical exertion, talking, and hearing on a regular basis to perform the job requirement. These physical demands are required up to 90% of the time. Must be able to climb stairs and ladders and reach heights of 8 feet with the aid of a ladder. No fear of heights (24 feet or more).
The employee must regularly lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Non-Physical Requirements:
Education
- High School Diploma or General Equivalency Diploma (GED)
Experience
- Prior Janitor experience or experience in a related field
Special Skills
- Must have a working knowledge of building maintenance.
- Must adhere to pertinent laws and EPA and OSHA regulations governing the handling, storage, and disposal of hazardous materials.
- The ability to utilize a tablet and/or computer to complete work orders in the property management software.
- Must be self-motivated, able to work independently and be able to perform duties with minimal supervision.
- Must be able to work well with people from diverse social and economic backgrounds.
- Ability to read and comprehend simple instructions and short correspondence. English and Spanish preferred.
- Basic Math (addition, subtraction, multiplication, division)
- Ability to receive and follow written instructions.
- Bilingual (English/Spanish) preferred, but not required
Licensure, Registration, Certification
- Valid Washington State driver's license and minimum required liability insurance for WA State
- Must show proof of Hep B Vaccination Record
Employment is conditional upon:
- Being cleared by criminal background check and fingerprinting when required
Wage Range: $17.13 - $20.00 hourly, depending on experience
Work Schedule: Monday - Friday, 8am to 5pm; available for on-call emergencies
Work Location: Casa de la Mora (73 units)
