Summary of Position:
The Investment Analyst will support Quarterras Investments team through financial modeling, underwriting, market research, and transaction execution for multifamily development and investment opportunities across the United States. This is an early-career, highly analytical role designed to provide hands-on exposure to institutional real estate investing while working closely with senior investment professionals.
The Investment Analyst will collaborate across development, asset management, accounting, capital markets, and legal teams to support investment analysis, reporting, and decision-making.
Principal Duties and Responsibilities:
Investment Analysis and Underwriting
- Assist in building and maintaining Excel-based financial models for multifamily development and investment opportunities, including cash flow projections and return analyses.
- Support underwriting efforts for new investments by analyzing assumptions related to rents, expenses, capital costs, and financing structures.
- Run sensitivity analyses to evaluate risks and return drivers under varying scenarios.
- Assist with the preparation of investment summaries and offering materials for internal review and external capital partners.
Market Research and Due Diligence
- Conduct market and submarket research, including supply and demand trends, demographic analysis, and competitive property reviews.
- Compile and analyze data related to rental rates, vacancy, absorption, and comparable sales and leases.
- Support transaction due diligence efforts, including reviewing third-party reports and organizing data rooms.
Portfolio and Reporting Support
- Assist with portfolio-level analysis and reporting, including tracking asset performance against approved business plans.
- Support the preparation of monthly and quarterly reports for internal leadership and external investors and lenders.
- Coordinate with Development and Asset Management teams to analyze budget updates and cash flow changes.
Strategic & Ad Hoc Support
- Support debt and equity capitalization efforts by assisting with lender and investor materials.
- Help prepare materials for Investment Committee meetings, ensuring accuracy and consistency.
- Provide analytical support for ad hoc requests related to business strategy, macroeconomic trends, and market opportunities.
Education and Experience Requirements:
- Bachelors degree in Finance, Real Estate, Economics, Business, or a related field required.
- 0-2 years of relevant experience in real estate, finance, investment banking, private equity, consulting, or a related analytical role (internship experience considered).
- Strong proficiency in Microsoft Excel and PowerPoint; financial modeling experience required.
- Excellent analytical and quantitative skills with strong attention to detail.
- Effective written and verbal communication skills.
- Strong organizational skills and ability to manage multiple priorities in a deadline-driven environment.
- Demonstrated curiosity, work ethic, and desire to learn within a collaborative, team-oriented environment.
Physical Requirements and Disclaimer:
This position is primarily a sedentary office role and requires the ability to routinely operate computer and other standard office equipment. The role also requires the ability to communicate effectively, including speaking and hearing, as well as the ability to stand, walk, stoop, reach, and occasionally lift, carry, or move items weighing up to 25 pounds. Fine motor skills and finger dexterity are required for keyboarding and other detailed tasks.
