JOB DESCRIPTION

TITLE: HVAC Technician

QUALIFICATIONS:

• Hold a High School Diploma or equivalent.
• Hold and maintain a valid New Jersey driver''s license for the type of equipment to be driven, with no serious violations.
• Hold and maintain a valid Master HVACR (Heating, Ventilation, Air Conditioning, and Refrigeration) Contractor license.
• Must obtain EPA 608 Certification within three (3) years of employment.
• Demonstrate knowledge, a minimum of three (3) years of experience, and proficiency in HVAC systems.
• Demonstrate excellent communication, collaboration, and organization skills.
• Provide required criminal history background check and proof of U.S. citizenship or legal resident alien status

REPORTS TO: Director of Operations, Coordinator of Facilities, Custodial Manager

PERFORMANCE RESPONSIBILITIES:

• Perform general maintenance and repair tasks in a variety of areas, as assigned, and in accordance with all applicable codes and regulations.
• Perform maintenance and repairs that require knowledge of HVAC, or perform other general maintenance repairs,and obtain all necessary permits, inspections, and approvals.
• Ensure that the work site and conditions are safe and code compliant.
• Perform regular inspections of equipment and systems, reporting any abnormalities and hazards immediately.
• Respond to emergencies and perform necessary repairs urgently.
• Use the work order system, making sure that work orders have been written and approved before performing tasks, except in emergencies.
• Keep a log of all maintenance functions and repairs performed including labor and materials.
• Recommend repairs or procedures that are beyond the scope skill or experience, outlining the work needed and specifications required of an outside contractor.
• Ensure that all applicable fire, safety, health, and environmental regulations and laws are observed and exceeded.
• Maintain an adequate supply of parts and supplies usually used in repairs, and request needed supplies through the established procedures of the district, and maintain inventory control.
• Maintain, in safe and operational condition, all tools and equipment assigned and used at work.
• Assist with snow and ice removal by shoveling, plowing, and/or sanding walks, driveways, parking areas, steps, and be available to report for assignment.
• Immediately report any damage or vandalism to facilities, or theft of equipment.
• Operate all equipment necessary to carry out job functions and responsibilities.
• Make recommendations for improvement in the effectiveness and efficiency of the maintenance operations of the district.
• Attend required meetings and serve as appropriate on staff committees.
• Participate in all professional development, including regulatory, Right-To-Know (RTK), Asbestos Hazard Emergency Response Act (AHERA), and Safety Training.
• Display a cooperative and pleasant attitude at all times, particularly when in the presence of staff, students, and community visitors.
• Demonstrate positive attitudes, appropriate attire, grooming, and an effective work ethic.
• Notify and assist the administration and appropriate emergency personnel of any emergency, and potentially dangerous or unusual situations, following policy and regulation.
• Understand and communicate current developments in the maintenance areas through reading, participation in appropriate workshops and meetings, and involvement in trade organizations.
• Adhere to federal statutes and regulations, New Jersey school law, State Board of Education rules and regulations, Board of Education policies and procedures, and contractual obligations.
• Perform any duties and responsibilities that are within the scope of employment, as assigned by the Director of Operations, or designee, and not otherwise prohibited by law or regulation.
• Demonstrate sufficient strength to lift items as much as fifty (50) pounds and be able to move them as far as fifty (50) feet at a time.
• Demonstrate sufficient strength and dexterity to operate the equipment and tools necessary for the cleaning of the facilities.
• Demonstrate the stamina to stand and walk for periods as long as two (2) hours without discomfort.
• Demonstrate the ability to climb and work off a ladder, scaffold, and mechanical lift.

ADDITIONAL DUTIES:

• Analyze, Plan, and Perform Preventive Maintenance of HVAC System throughout the district.
• Plan shutdowns for maintenance and repair pumps, including chill water, heating water, and condensation pumps.
• Troubleshoot, repair, and make modifications to HVAC Systems.
• Adhere to all city, state, and federal regulatory statues.
• Maintain maintenance records as required by City, State, and EPA regulations.
• Order and maintain parts needed to repair and maintain HVAC Equipment.
• Manage relationships with all major vendor accounts.
• Properly maintain and safeguard district assets.

SPECIAL KNOWLEDGE, SKILLS, ABILITIES:

• Read electrical schematics and mechanical blueprints;
• Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Run copper piping and PVC.
• Organize work and meet deadlines
• Write routine reports and correspondence.
• Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
• Understands and has mastered the refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart, and temperature measuring devices for routine maintenance and to troubleshoot.
• Understands refrigeration recovery, evacuation, charging, and understands the installation and sizing of refrigerant piping.
• Understands and has mastered the heating cycle to include: identifying components in the heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test, and other devices for routine maintenance to troubleshoot and repair.
• Understands and has mastered electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circ Ability to read wiring advanced wiring diagrams. Knowledge of Ohms Law. Ability to use multi-meters to read voltage, current, and resistance values. Must be able to troubleshoot advanced electrical circuits.
• Understands and has mastered the fundamentals of temperature and humidity measurement and control in air conditioning. Understands the process of treating air to simultaneously control its temperature, humidity, cleanliness, and distribution. Demonstrate the ability to use a psychometric chart to determine the results of mixing air having various properties.
• Understands and has mastered all types of HVAC systems and how each component within the system operates in conjunction with the other components and how that impacts the overall operations of the system as a These systems include but are not limited to air cooled, water-cooled, hot water systems, chilled water systems, VAV systems, steam heating systems, and building automation control systems.
• Demonstrate knowledge of Windows operating systems, advanced heat load/loss calculations, and advanced cooling load calculations.

TERMS OF EMPLOYMENT:

• Twelve (12) months.
• Contract terms, salary, and benefits as established by the collective bargaining agreement.
• Conditions established by laws and codes of New Jersey; and policies, rules, and regulations established by the Passaic Board of Education.
• Non-Tenurable.

EVALUATION: Evaluated by the Director of Facilities, Coordinator of Facilities, or Custodial Manager.
