General Definition of Work
The HVAC Mechanic II, under general supervision, performs skill-based work with limited decision-making discretion related to the full range of duties as assigned including troubleshooting and resolving malfunctions. The HVAC Mechanic II is responsible for repair, evaluation, and operation of all HVAC equipment and systems in the assigned region including the installation, repair, and maintenance of commercial heating, ventilation, and air conditioning equipment and systems, energy management systems and HVAC related electrical systems. The scope covers commercial mechanical, electrical and digital electronic HVAC. Employee performs district-level work to carry out Board of Education policies under the direction of the maintenance operations supervisor or HVAC assistant supervisor.

Place of Work
The normal place of work is on the premises used by Charlotte-Mecklenburg Schools. Charlotte- Mecklenburg Schools reserves the right to require you to work at such other place(s) as it may reasonably require from time to time.
Essential Functions
Adhere to all state, federal, and local laws, policies, and procedures
Install, diagnose, inspect, repair, maintain and service a wide variety of commercial heating, ventilation and air conditioning equipment and systems for up to 15 schools, including:
Basic repairs and maintenance on air/water cooled chillers of various sizes.
Building Automation Systems (BAS) featuring direct digital controls (DDC). These systems require knowledge and understanding of electronics, low voltage wiring, digital actuators, schematics, and various digital electronic components
Steam and hot water boilers, condensing/cast iron boilers, pulse boilers, hot water distribution systems and controls
Hydronic systems and their components; valves, pumps, piping and circuit setters
Commercial rooftop HVAC package systems from 5 to 40 tons
Split A/C (ducted and ductless) units from 1 to 5 tons
Air handling units, fan coil units, unit ventilators, heat pumps and electric duct heaters
Motors, compressors, contactors, circuit board transformers, valve actuators, blower assemblies, etc.
Wall hung heat pumps, water source heat pumps and systems
Cooling towers and associated pumps, piping, and equipment
Low pressure air compressors
Work with and in the presence of hazardous materials including asbestos and lead based paints
Operate, troubleshoot and repair complex HVAC Digital Controls/BAS
Repair and maintain low-pressure hot water systems, boilers, chillers, rooftops units, split systems, gas & electric wall heaters, ventilation units and air conditioning units
Determine and schedule preventive maintenance schedule and perform preventive maintenance
Replace fans, belts, motors, gaskets, filters, compressors and pumps; lubricate parts
Adjust and install switches, gauges, thermostats, valves, tubing transformers, pressure regulators, controllers, and other parts as needed
Cut and thread pipe; make pipe and electrical connections
Locate and repair leaks in heat pumps, A/C units and air driers
Make electrical repairs related to air conditioning, heating and ventilation equipment
Contact outside mechanical contractors, internal engineering staff, school administrators, and other CMS staff on a daily basis regarding HVAC issues
Determine requirements for parts, materials, supplies, tools and equipment; establish cost of repairs and equipment replacement; check and test new equipment.
Operate specialized machinery, equipment and tools utilized in the repair and maintenance of heating, ventilation and air conditioning
Maintain tools, equipment and supplies in a safe and orderly condition
Maintain routine records and purchase parts as necessary
Safely operate a district fleet vehicle to travel to assigned job sites, ensuring compliance with all traffic laws and company driving policies
Maintain the vehicle in clean, orderly, and serviceable condition, promptly reporting any maintenance needs, damage, or safety concerns
Perform related work as assigned or required
