Job Title: HVAC/DDC Technician – Operations & Maintenance
Location: Catonsville Md, MD
Type: Direct Hire
Compensation: $75,000.00 - $80,000.00

Responsibilities

  • Support the operation, inspection, troubleshooting, and maintenance of HVAC equipment, Building Automation Systems (BAS), Direct Digital Control (DDC) systems, steam and hot water systems, chillers, air handling units, geothermal heat pumps, and related energy management equipment.
  • Perform preventive maintenance activities on boilers, chillers, air handling units, cooling towers, geothermal heat pumps, water heaters, and related mechanical equipment.
  • Monitor equipment performance and identify abnormal operating conditions, conducting system testing, adjustments, calibration, and verification of proper operation.
  • Conduct steam trap inspections and assist with repair or replacement activities, along with chemical water treatment monitoring and related maintenance activities.
  • Monitor and troubleshoot BAS/DDC systems and equipment alarms, verify controller communications, check and calibrate sensors, transducers, actuators, and control devices.
  • Tune control loops (PI/PID) as required, maintain software backups, trend logs, and system documentation, and support BAS modifications and operational changes.
  • Respond to routine and emergency service requests, diagnose equipment failures, develop corrective action plans, and document findings, repairs, and recommendations.
  • Coordinate with facility personnel regarding operational concerns and recurring issues.
  • Complete scheduled preventive maintenance activities, inspect electrical connections, motors, bearings, belts, filters, refrigerant systems, pumps, valves, and safety devices, and ensure compliance with safety and regulatory requirements.
  • Record maintenance activities, inspections, repairs, and equipment status in the CMMS, update work orders, and support inventory tracking and reporting activities.
  • Follow all safety procedures, lockout/tagout requirements, and industry best practices; identify and report safety hazards or equipment conditions.

Requirements

  • High school diploma or equivalent.
  • Technical training in HVAC, mechanical systems, or building automation controls.
  • Experience with commercial or institutional HVAC systems.
  • Knowledge of BAS/DDC control systems and HVAC troubleshooting.
  • Ability to read mechanical, electrical, and control schematics.
  • Strong troubleshooting and diagnostic skills.
  • Proficiency with CMMS software and maintenance documentation.
  • Valid driver's license (if required).
  • Minimum of 10 years of relevant experience.
