Position Purpose

Responsible for on-site leadership of maintenance and repair services for the General Building Maintenance Unit. Assists the Director and General Manager with maintenance of all school buildings and facilities.

ESSENTIAL JOB FUNCTIONS

Facilities Maintenance & Repair

• Assesses District facilities for needed repairs in order to assign work to appropriate maintenance personnel/contractors; reports findings to Director.
• Assigns work to skilled maintenance general personnel; oversees completion.
• Initiates construction/repair contract when work cannot be performed by District staff.
• Assigns priority to work orders and processes them.
• Works cooperatively with principals and Head Custodian to schedule and complete construction/repairs.
• Estimates cost of construction projects including labor, materials, and other related costs.
• Instructs and trains staff in proper equipment operation and ensures facilities are in excellent operating condition.

Inspection

• Inspects all district general building maintenance equipment and initiates repairs as needed.
• Conducts on-site inspection of completed construction projects.
• Monitors, inspects, and reviews in-house maintenance team and outside contractors' work for quality control.

Inventory & Equipment

• Prepares, implements, and maintains life-cycle cost analysis (LCCA) of equipment (preventive maintenance schedules for tools and equipment).
• Ensures that maintenance is completed and equipment is in safe operating condition; recommends replacement of existing equipment and tools when necessary.
• Conducts regular inventory of physical equipment and supplies; maintains accurate records.
• Orders tools, equipment, and supplies as needed.

Administrative

• Develops both short and long range goals for the department.
• Responds to after-hours emergency calls as needed.
• Meets with engineers, architects, and contractors regarding projects.
• Assists in the preparation of department budget.
• Maintains accurate information for payroll reporting (timecards, tardiness, and absenteeism).
• Leads and documents regular staff meetings.

Safety

• Provides training and orientation to all skilled maintenance general workers in safety procedures and proper use of tools and equipment.
• Performs preventive maintenance on tools and equipment and ensures equipment is in safe operating condition.
• Follows established safety procedures and techniques to perform job duties including lifting and climbing; operates tools and equipment according to established safety procedures.
• Corrects unsafe conditions in work area and promptly reports any conditions that are not immediately correctable to supervisor.

Supervisory Responsibilities

• Selects, trains, supervises, and evaluates staff, and makes recommendations relative to assignment, retention, discipline, and dismissal.

Travel Requirements

• Travels to school district buildings and professional meetings as required.

Physical & Mental Demands, Work Hazards

• Tools/Equipment Used: Standard office equipment, including computer and peripherals; standard carpentry equipment including small hand tools, power tools, and measuring instruments; light truck or van.
• Posture: Prolonged standing, stooping, squatting, kneeling, bending, pushing/pulling, and twisting.
• Motion: Frequent walking, climbing stairs/ladders/scaffolding; frequent repetitive hand motions, including grasping/squeezing, wrist flexion/extension, and overhead reaching; frequent driving.
• Lifting: Frequent lifting and carrying (in excess of 50 pounds).
• Environment: Works outside and inside, on slippery or uneven walking surfaces; frequent exposure to extreme hot and cold temperatures, dust, toxic chemicals/materials, noise, vibration, and electrical hazards; works around machinery with moving parts; may work alone; frequent districtwide travel; frequently works prolonged or irregular hours.
• Attendance: Regular and punctual attendance at the worksite is required for this position; frequently works prolonged or irregular hours.
• Mental Demands: Maintains emotional control under stress; works with frequent interruptions; conscious of safety protocols at all times; frequently works prolonged or irregular hours.

Minimum Required Qualifications

• Education: Accredited High School diploma, GED, or Texas Certificate of High School Equivalency required; Associate's degree from accredited college or university in building construction preferred.

• Clear and valid Texas Driver's License required;

• Experience: Must include the following:

• Experience with building construction;

• Experience with custodial or building maintenance.

• NO leaving scene of an accident (bodily injury or physical damage).

• NO vehicular assault, manslaughter, or homicide.

• NO operating a vehicle with suspended or revoked driver's license.

• NO reckless driving, speed contests, drag racing, or highway racing.

• NO use of a vehicle in commission of a felony.

• NO operating a vehicle without owner's permission (unauthorized use or grand theft).

• NO permitting an unlicensed person to drive.

• NO speeding more than 20 mph over the posted speed limit.

• NO history of a conviction in a commercial or personal motor vehicle.
