Winterwood, Inc. is seeking a proactive, detail-oriented Floating Property Manager. The Floating Property Manager is responsible for overseeing multiple residential properties throughout the Louisville, Kentucky and Southern Indiana region. Unlike traditional property managers assigned to a single site, this role requires flexibility, travel between properties, and the ability to manage operations, maintenance, leasing, and tenant relations efficiently across the portfolio.
Position Details:
- Job Type: Full-time (40 hours per week)
- Work Schedule: Monday-Friday 8:30 AM - 5:00 PM, with some weekend availability required
- Compensation: $65-$70K per year based on experience

Key Responsibilities:
- Lead leasing efforts and implement effective marketing strategies to attract new residents.
- Monitor and forecast upcoming move-outs to maintain optimal occupancy rates.
- Conduct thorough applicant screenings to assess eligibility.
- Showcase available units to prospective residents with professionalism.
- Ensure compliance with Conventional Housing standards.
- Complete all necessary leasing paperwork while adhering to compliance guidelines.
- Manage rent collection and ensure timely deposits.
- Assigns maintenance work orders and ensures timely follow-up upon completion.
- Conduct unit inspections and prepare for state inspections.
- Handle evictions and oversee annual recertifications.
- Proactively investigates and addresses tenant complaints and concerns.
- Collaborate effectively with staff, residents, vendors, and other stakeholders.
- Travel regularly between properties, adapting to the needs of each location.
- Maintain effective communication with on-site staff and management remotely when not physically present.
Qualifications:
- Bachelor’s degree a plus.
- 2+ years of property management experience, preferably managing multiple sites.
- Knowledge of property management software.
- Strong computer proficiency and the ability to manage multiple tasks efficiently.
- Strong leadership, organizational, and time-management skills.
- Excellent communication and interpersonal skills.
- Ability to work independently and handle multiple priorities in a fast-paced environment.
- Valid driver’s license and reliable transportation.
- Successful completion of a pre-employment drug screening and criminal background check.
Working Conditions:
- Frequent travel between properties.
- Occasional evening or weekend work for tenant emergencies, inspections, or events.
- Office-based and on-site property visits.
