Position Description
The Financial Analyst plays a key role in supporting real estate development and investment activities. This position is responsible for development budgeting, financial modeling, forecasting, and performance analysis across a portfolio of projects. The Financial Analyst partners closely with Project Management and executive leadership to support disciplined underwriting, accurate forecasting, and clear decision-ready financial reporting.
Essential Functions
Budgeting & Forecasting
• Prepared detailed development and operating budgets for new and active projects • Maintain rolling forecasts for development and stabilized assets • Support annual and multi-year business planning at the project and portfolio level • Track project performance against budget throughout the development lifecycle • Prepare variance analyses and identify cost or schedule drivers • Collaborate with Development and Project Management team on change orders, reforecasts, and draws schedules • Support lender reporting, including cost-to-complete and sources & uses documentation
Pro Forma Modeling & Underwriting
• Build and maintain acquisition and development pro forma models • Evaluate assumptions related to rents, sales absorption, cap rates, financing, and exit strategies • Prepare sensitivity analyses to support investment decisions • Assist with underwriting materials and investment memos for leadership review
Investment & Asset Financial Analysis
• Analyze financial performance at the project and portfolio level • Track key metrics such as IRR, equity multiple, yield on cost, NOI growth, and stabilized value • Support asset management with lease-up tracking and refinance or exit scenarios analysis
Reporting & Executive Support
• Prepare monthly and quarterly financial reports for executive leadership • Present financial status, risks, opportunities, and forward-looking forecasts • Provide ad hoc financial analysis for strategic initiatives and capital planning
Process Improvement & Controls
• Improve budgeting, forecasting, and modeling processes for accuracy and efficiency • Support financial controls documentation and data integrity across systems and reports

This position offers a salary range of $85,000 to $110,000 annually. Additional Compensation

Required Education, Experience, and Technical Knowledge
Candidates must have the legal right to work in the US without employer sponsorship. A Bachelors degree in Finance, Accounting, Real Estate, Business, or a related field, and 5 years of finance experience, including 2 years in real estate development, construction, acquisitions, FP&A, or investment analysis. Advanced Excel skills, including complex financial modeling and scenario analysis, are required. Strong analytical, organizational, and communications skills are also necessary. The ability to explain financial concepts clearly to non-finance partners and executive leadership is essential.
