Overview
The Facility Manager supervises staff and/or subcontractors of plant maintenance and ensures the safe execution of Preventative and Corrective maintenance service and repairs in the areas of HVAC, electrical, plumbing, carpentry, painting, and equipment servicing the facility. Troubleshoot, maintain, and perform repairs on industrial production and facilities equipment and controls, and various other mechanical, electrical, and building systems in order to ensure minimal disruption to production and optimize customer satisfaction.
Salary range: $75,000 - $90,000/annually
The pay listed is the annual salary range for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Responsibilities
· Primary focus on optimization and Repairs & Maintenance in the Plant through subcontractors or self-performance
· Responds to customer needs in a timely and professional manner
· Develops master schedule of maintenance and repair for the facility
· Sets work priorities and objectives ensuring they meet or exceed expectations
· Manages ABM and customer subcontractors and vendors
· Oversees or participates in site projects development & executions as assigned
· Administers and communicates ABM and customer policies and procedures to subordinates/subcontractors
· Communicates to Account Director any information impacting customer relations or employee relations
· Maintains safe work practices and work environment
· Ensures all Safety work practice training is completed in accordance with site & ABM requirements
· Prepares and submits records and reports as per customer requirement
· Reports weekly on financials, expenses, and OOS
· Prepare and attend weekly Operational meetings – reporting on execution or rescheduled work, roadblocks, sub-contractor performance issues
· Establishes equipment specific safety programs in collaboration with customer and ABM EH&S
· Executes work order CMMS, review & modify tasks, schedules, and equipment information
· Runs KPI and other management reports from CMMS
· Prepares facility maintenance budgets, CapEx budget and perform financial analysis
· Performs monthly Governance meetings
· Maintains accurate financials and confirms cost controls are adequate
· Performs bi-weekly financial reviews and reports
· Provides quotes, proposals and obtain client approvals utilizing systems
· Attends Leadership meetings and presents site information
· Validates all PM’s review is completed to optimize performance of equipment
· Utilizes system to capture data for capital plans
· Maintains critical parts inventory on site
· Participates in client audits as requested
· Confirms all legal plant inspections are performed and documented, with copies provided to client
· Certifies all safety protocols and procedures are met and report violations
· Ensure subcontractors complete all ABM and site training requirements
Qualifications
Requirements
· 10 years’ experience in an industrial plant environment
· Extensive knowledge of the methods, practices, techniques, tools, equipment, and materials used in general building maintenance and repair
· Considerable knowledge of the principles and practices of supervision
· Effective verbal and written communications
· Ability to read and understand plans, blueprints, and other related system documents
· Electrical License – Journeyman or higher
· HVAC License – Journeyman or higher
Other Preferred Competencies
· Bachelor’s degree in Business or Mechanical Engineering
· Proficient in Microsoft Office
· Highly adaptable to new systems
· Experience in large manufacturing / production environment or heavy industrial systems
