Job Summary:
The Facilities Technician supports the operation, maintenance, and optimization of our medical device manufacturing facility. This role is critical in ensuring a safe, compliant, and efficient environment by managing building systems, supporting HVAC diagnostics and repairs, and supporting general facility operations. Operates in a fast-paced environment with frequently shifting priorities, requiring adaptability, responsiveness, and a strong sense of ownership. Aids in shaping future site strategies, aligning company initiatives and regulatory compliance.
Knowledge, Skills and Abilities:
- Strong knowledge of diagnostics, and repair of various equipment.
- Reasonable understanding of cleanroom standards and environmental controls.
- High sense of urgency, keen attention to detail, and a collaborative, team-oriented nature.
- Ability to read and interpret technical drawings, schematics, and manuals.
- Strong problem-solving skills and attention to detail.
- Self-directed with excellent time management skills, capable of prioritizing tasks and managing multiple responsibilities with minimal supervision.
- Adaptable and responsive to changing priorities in a fast-paced environment.
- Strong interpersonal communication, organization, and follow-up skills.
- Working knowledge of Compressed air system components (Dryers, filtrations, piping).
- Reasonable understanding of HVAC Systems and Components (Hot Water, Chilled Water, Condensing Water, Chillers, Fans, Heat Pumps, etc.).
- Familiarity with boiler systems, sterilization systems, and compressed air systems preferred.
- Working knowledge of CMMS (Computerized Maintenance Management Systems) preferred.
- Basic PLC or automation system knowledge preferred.
Work Environment:
- Ability to lift up-to 50 lbs.
- Work in various environments including mechanical rooms, rooftops, and cleanrooms.
- Stand, walk, bend, and climb ladders for extended periods.
Experience:
- Minimum 3 years of progressive experience in the building automation or HVAC controls industry, with a demonstrated ability to learn and adapt to new technology.
- Experience in a medical device, pharmaceutical, or biotech facility preferred.
- Proficiency in programming and troubleshooting Building Management Systems (e.g., Siemens, Honeywell, Johnson Controls).
- Experience with general building repairs including roofing, drywall, and ceiling systems.
Education:
- High school diploma or GED; Technical Certification or associate degree in HVAC, Building Automation, or equivalent experience preferred.
- EPA Universal Refrigerant Certification preferred.
Compensation:
For U.S. locations that require disclosure of compensation, the starting base pay for this role is between $33.25 and $40.44 per hour and may include cost of living adjustments. The actual base pay includes many factors and is subject to change and modification in the future. This position may also be eligible for other types of compensation and benefits.

Job Responsibilities:
- Monitor, maintain and troubleshoot BMS for optimal performance.
- Integrate new equipment and systems into existing BMS infrastructure.
- Maintain documentation and logs for system changes and updates.
- Diagnose, repair, and maintain HVAC systems including various chillers, air handlers, boiler systems, VRF Systems, and ERV.
- Perform preventive maintenance and respond to emergency repairs.
- Ensure compliance with temperature and humidity control standards for medical device manufacturing, in a clean room environment.
- Maintain, diagnose, and in some cases repair compressed air systems.
- Ability to read and interpret mechanical, electrical, and pneumatic engineering drawings.
- Conduct routine inspections and maintenance of facility infrastructure (plumbing, electrical, lighting, etc.).
- Support cleanroom maintenance and environmental monitoring systems.
- Coordinate with vendors and contractors for specialized repairs and services.
- Conduct structural and cosmetic building repairs, as needed (Roofing, Drywall, Ceilings, Plumbing, Electrical).
- Ensure all work is performed safely, efficiently, and in compliance with facility standards.
- Support/schedule various vendor related maintenance events.
- Adhere to GMP, FDA, and ISO standards relevant to medical device manufacturing.
- Maintain accurate maintenance records and logs.
- Support and participate in audits, including safety drills and other applicable supporting needs.
- Assist in facility upgrades, equipment installations, and layout changes.
- Collaborate with engineering and production teams to support operational needs.
- Assign and oversee daily, weekly, and monthly tasks for team members to ensure operational efficiency.
- Provide clear daily direction and guidance to less senior technicians, fostering skill development and accountability.
- Works extended hours to complete daily department goals or tasks to include mandatory overtime.
