Job Description Summary
Acts as a lead worker as directed and at the job site in the maintenance and repair of all City-owned buildings. Performs plumbing, electrical, carpentry, HVAC and general repairs on buildings.
The ideal candidate will have a minimum of 10 years' experience working in the maintenance or construction of commercial facilities. This experience is typically obtained through performing both preventive and corrective maintenance in one or more of the following disciplines: HVAC, Electric, Plumbing, or Mechanical. In addition, formal training or education in a skilled trade is required. The ideal candidate will also possess experience using Microsoft Office and work order management software. Lastly, the ideal candidate will have a strong focus on quality of workmanship and customer service.
All qualified applications will be reviewed, but experience in plumbing is highly desirable for this vacancy.

Essential Functions
This information is intended to be descriptive of the key responsibilities of the position. The following functions do not identify all duties performed by the incumbent. Other duties and responsibilities will be performed as assigned.
- Maintains buildings by performing needed repairs in plumbing, electrical, air distribution systems, and carpentry.
- Assists in maintaining computer programs that deal with energy management, facilities security, and work orders requests.
- Provides leadership on tasks within their work disciplines and knowledge skills. Manages assigned Facilities Division programs (standby generator, building fire protection, backflow systems, and HVAC preventive maintenance programs). When called upon may be responsible for purchasing for the division, and coordinates work schedules. Responsible for oversees parts inventory for their work discipline and other maintenance areas.
Requirements
Formal Education/Knowledge: Work requires knowledge of a specific vocational, administrative, or technical nature that may be obtained with six-months/one year of advanced study or training past the high school equivalency. Community college, vocational, business, technical or correspondence schools are likely sources. Appropriate certification may be awarded upon satisfactory completion of advanced study or training.
Experience: Minimum three years experience in a related field.
Certifications and Other Requirements: Valid Drivers License, must possess a journey level certification in one or more of following fields within 12 months of hire:
HVAC
Plumbing
Mechanical
Electrical
Carpentry
Reading: Work requires the ability to read work orders, instructions, blue prints, books, general correspondence, memorandums, letters, questionnaires.
Math: Work requires the ability to perform general math calculations such as addition, subtraction, multiplication and division.
Writing: Work requires the ability to write questionnaires, work orders, reports.
Managerial: Semi-Complex - Work requires functioning as a lead worker performing essentially the same work as those directed, and includes overseeing work quality, training, instructing, and scheduling work.
Policy/Decision Making: Moderate - The employee normally performs the job by following established standard operating procedures and/or policies. There is a choice of the appropriate procedure or policy to apply to duties. More complex work as well as decisions with more significant impacts may be reviewed prior to being finalized
Technical Skills: Broad Application - Work requires a comprehensive, practical knowledge of a technical field with use of analytical judgment and decision-making abilities.
Interpersonal/Human Relations Skills: Moderate - In addition to the sharing of information, interactions at this level may also include providing advice to others outside direct reporting relationships on specific problems or general policies/procedures. In many of the interactions, contacts may require the consideration of different points of view to reach agreement. Elements of persuasion may be necessary to gain cooperation and acceptance of ideas.
12 Month Objectives
First 3 months of employment:
- Attend the first available Goodyear Employee Orientation (GEO) and complete all related assignments.
- Attend the weekly facilities team staff meeting. This meeting is an assignment/project update meeting that includes all Facilities members. This objective is completed by attending all scheduled meetings, being punctual, and participating in the meeting discussions.
- Attend and participate in all safety related training and adhere to all safety Standard Operating Procedures (SOPs). Demonstrate knowledge of SOPs and where to locate them within the first 30 days of your start date.
- Become familiar with City, Department, and Division Policies and Standard Operating Procedures. Demonstrate your knowledge of the content of these Policies and Procedures as well as where to locate them within the first 60 days of your start date.
- Demonstrate competence through assessing jobs accurately and completing the work correctly and timely, and with minimal direction.
- Know all addresses and locations of all City owned facilities within 90 days. This objective will be completed once work orders are assigned and completed by you on a regular basis, and building responsibilities are assumed and assigned.
- Learn Lucity (work order system), input data accurately, update and complete work orders on the facilities computerized work order program throughout the workday. This objective will be met based on the quality of the data, adherence to the workflow (such as contacting customers), timely work order updates, and timely closing of work orders.
- The Facilities Technician III shall practice all safety procedures and principles related to the job. This objective is completed when no incidents or accidents being reported during the trial period. This objective is ongoing and it is to be carried out through the duration of employment.
First 6 months of employment:
- Continue to meet objectives from the first 3 months of employment.
- Regularly communicate with various departments, divisions, and City personnel on a positive level.
- Contribute to and support sustaining a collaborative and positive team environment with your peers, supervisor, and management.
- Understand and use the procurement system properly. Adhere to all procurement policies and procedures.
- Become familiar with the Facilities Energy Management Systems (EMS) for City Facilities.
First 12 months of employment:
- Continue to meet all assigned objectives.
- Complete City of Goodyear and Public Works Department annual require training (e.g. Customer Service, OSHA management, Ethics, Blood Bourne Pathogens, Harassment, etc.)
- Demonstrate the ability to modify and adjust Facilities Energy Management Systems (EMS) for City Facilities.
