OVERVIEW:

The Capital and Special Projects Manager is responsible for planning, coordinating, and executing small‑scale construction, renovation, and facilities projects across multiple sites within a geographic region or national portfolio. This role ensures consistent delivery, quality, and compliance across all locations while managing aggressive timelines, budgets, and stakeholder expectations. The project manager serves as the primary DKS liaison between internal partners, vendors, contractors, and site teams to deliver rapid, repeatable project rollouts at scale.

Job Duties & Responsibilities

Project Planning & Coordination

Develop detailed project scopes, schedules, budgets, and rollout plans for small projects (e.g., minor remodels, refreshes, equipment installs, ADA upgrades, fixture changes, infrastructure improvements).

Conduct site assessments-virtual or in‑person-to validate conditions and confirm project requirements.

Standardize rollout processes, documentation, and workflows to ensure consistency across all sites.

Execution & Delivery

Manage simultaneous projects across multiple locations, ensuring on time and on budget delivery.

Coordinate contractor mobilization, materials procurement, and shipping logistics.

Oversee daily project progress, addressing issues, delays, and change orders quickly and effectively.

Ensure quality control through regular site check-ins, punch lists, and close-out documentation.

Stakeholder & Vendor Management

Serve as the primary point of contact for store operators, field leadership, corporate departments, and external partners.

Manage third‑party vendors, GCs, subcontractors, architects, and specialty trades.

Lead project kickoff calls, weekly updates, and post-project reviews.

Compliance, Safety & Standards

Ensure adherence to company design standards, specifications, and brand guidelines.

Maintain compliance with building codes, permits, safety requirements, and regulatory guidelines.

Promote safe work practices and verify contractor compliance with safety protocols.

Budget & Reporting

Create project budgets, evaluate bids, and track costs throughout the project lifecycle.

Approve invoices, negotiate pricing, and manage project financials to avoid overages.

Produce regular status reports, risk assessments, and executive‑level updates.

Future Capital Planning

Assist in the development of Capital budgets for future years. Review store asset and lease data to develop a capital budget for Facilities. Assist Energy Manager in production of the Facilities Project Book and Capital Budget book.

QUALIFICATIONS:

  • Bachelor's Degree

  • 3-5 years experience

  • Facilities or Construction

  • General knowledge of building systems (HVAC, Electrical, Fire/Life Safety and Energy Management)

  • Facilities or Construction project management

  • Proficient in Microsoft Office including Excel

  • Ability to work independently and prioritize multiple tasks

  • Excellent verbal and written communication skills

  • Problem Solving and Troubleshooting

  • Negotiation Skills

  • Project Management Knowledge

  • Ability to manage vendors

  • Strong Detail Orientation

  • Proposal and Invoice Analysis
