Job Description

The City of Raleigh Engineering Services is seeking an experienced Facilities Maintenance Specialist, Senior to join their team. This position performs complex and specialized, skilled general maintenance and repair of building components such as parking decks, elevators, phone lines, fire suppression compression systems, electrical systems etc. Monitors, troubleshoots, repairs and maintains systems. May serve as lead worker assigning work and monitoring work completion.

ABOUT US

Engineering Services is a department dedicated to providing services to internal and external stakeholders through multiple divisions including Construction Management, Integrated Facility Services, Facilities and Operations, Vehicle Fleet Services, Roadway Design and Construction, and Stormwater. This position is assigned to the Facilities and Operations Division, which is responsible for a diverse number of functions and activities that serve the entire City organization such as day-to-day and preventive operations and maintenance of facilities, customer-based service deliverables, special events and meeting set-ups, emergency response in inclement weather, disasters, or emergencies, and critical equipment management.

Duties and Responsibilities

The intent of this job description is to provide a representative summary of the major duties and responsibilities performed by employees in this job. Employees may be requested to perform job-related tasks other than those specifically presented in this description.

  • Performing routine maintenance, repair, and replacements in one or many of the construction or maintenance disciplines such as plumbing, electrical, carpentry, HVAC, and/or painting
  • Performing maintenance for generator and automatic transfer switch operations
  • Receiving, prioritizing and scheduling maintenance and work requests; determining required tools, equipment and supplies
  • Identifying and requesting supplies and inventory
  • Responding to customer requests and concerns; troubleshoots, diagnoses and identifying issues
  • Recommending and implementing corrective action, repairs and/or equipment replacement to resolve issues
  • Inspecting equipment, tools, materials, facilities, building systems and/or grounds to ensure functionality and safety
  • Securing and opening facilities/spaces
  • Reporting and/or correcting issues to resolve operational deficiencies and/or unsafe conditions
  • Preparing, organizing and maintaining records, logs, reports and documentation
  • Monitoring supplies and parts inventory; initiates requests of stock to replenish inventory
  • Performing electrical system maintenance and repair duties for various locations, and electrical projects throughout all city-wide facilities, police, and fire stations as needed
  • Performs related work as required

Typical Qualifications

Education & Experience

High School diploma or G.E.D. equivalency; 3 to 5 years experience in construction or skilled maintenance and repair of a variety of building systems, including HVAC, electrical and plumbing, or related work;

OR

Any equivalent combination of training and/or experience that provides the required knowledge, skills and abilities may be substituted

Licenses and Certification

  • Valid North Carolina Class C Drivers License with a satisfactory driving record, or the ability to obtain within 60 days of hire

Additional Information

Knowledge of:

  • Electrical systems, heating and air-conditioning systems, plumbing, equipment operation, and local building codes
  • Maintenance and repair techniques for building systems and equipment
  • Facilities management principles and practices
  • Modern office practices and procedures include the use of standard office equipment and computer applications such as word processing, database, and spreadsheet applications
  • Fundamentals of generator operations and maintenance techniques
  • Fundamentals of automatic transfer switches and maintenance techniques

Skill in:

  • Planning, scheduling, and coordinating facility maintenance projects such as renovations, upgrades, or expansions
  • Verbal and written communication

Ability to:

  • Follow preventive maintenance schedules
  • Troubleshoot common issues and coordinate repairs with contractors or in-house maintenance staff
  • Oversee projects from conception to completion while ensuring on time completion within budget
