Specific duties: 1. Maintenance: Preventative Maintenance: Perform regularly scheduled inspections and maintenance on HVAC systems, plumbing, electrical systems, and machinery to prevent breakdowns. Repairs: Fix and maintain building, fixtures, and appliances, including repairing walls, flooring, doors, locks, and furniture. HVAC & Mechanical: Monitor and maintain HVAC systems, changing filters and belts, and troubleshooting issues to ensure optimal climate control. Electrical & Plumbing: Perform minor electrical repairs (lighting, switches) and plumbing repairs (leaking faucets, clogged drains, toilets). Safety Compliance: Conduct regular safety inspections, ensure compliance with OSHA and local building codes, and maintain fire safety equipment (fire alarms, sprinklers). Grounds Maintenance: Maintain exterior property, including, as needed, landscaping, pressure washing, and snow/ice removal. Vendor Management: Coordinate with external contractors for specialized, large-scale repairs or maintenance projects. . 2. Working conditions: 1. General for all jobs a. Normal office environment. b. Frequent, daily working with a computer in front of a monitor. c. Standard work hours are 7:30 a.m. to 4:00 p.m. with one half hour for lunch, usually from 12:00 to 12:30 p.m. 2. Specific for this job a. Standing or walking on concrete surface up to about eight hours every day. b. Sitting on stool about four hours per day, as necessary. c. Lifting the following, possibly many times each day: " Up to about 100 pounds from floor to waist; " Up to about 50 pounds from waist to shoulder; and " Up to about 50 pounds from floor to shoulder. d. Carrying up to about 100 pounds up to about 30 feet, possibly many times each day. e. Pushing and pulling up to about 75 pounds up to about 500 feet, possibly many times each day. f. Climbing up to about 15 feet on ladders and stairs, possibly many times each day. g. Bending and stooping up to about 200 times every day. h. Handling and manipulating objects by flexing and extending fingers with opposition of thumb, daily, including: " Repetitive use of both right and left hand up to about 500 times daily; " Light grasping with both right and left hand up to about 500 times daily; " Fine dexterity use of both right and left hand up to about 500 times daily. j. Flexing and extending the feet while in a standing or sitting position, daily, including: " Repetitive use of both right and left foot up to about 500 times daily; and " Repetitive use of both right and left feet simultaneously. k. Using motorized forklifts to move equipment. l. Using scissor lift to about 20 feet in eight while repairing or replacing parts. m. Using straight or articulating man lift to a height of about 50 feet while repairing or replacing parts. 2. Exposure to machinery, equipment, moving vehicles, dust, gas, fumes, temperature changes, and high decibels of noise. Appropriate safety equipment and attire is available for all environmental agents. D. Personal characteristics: 1. General for all jobs: a. Honest, ethical, and trustworthy. b. Positive, customer service attitude and diplomacy. c. Strong work ethic and willingness to work extra hours. d. Self-motivated and self-directed. e. Well-organized, detail-oriented, and able to concentrate. 2. Specific to this job: a. Analytical skills necessary to troubleshoot and repair equipment. b. Basic knowledge of national, state, and city electrical installation and safety codes.
