Position Summary: (Same as short job description)
Key Responsibilities
- Perform general maintenance, including light electrical, painting, carpentry, HVAC operation, and equipment repairs.
- Conduct routine inspections of buildings, grounds, and equipment to ensure safety, compliance, and resident comfort.
- Maintain preventive maintenance schedules, work orders, maintenance logs, and equipment records.
- Ensure compliance with federal, state, OSHA, fire safety, and assisted living/memory care regulations.
- Monitor safety programs, emergency systems, MSDS documentation, and respond to emergencies as needed.
- Maintain the appearance and functionality of the community, including common areas, furniture setup, and event support.
- Manage department budgets, invoices, purchased services, and overtime usage.
- Supervise contractors, maintenance, and housekeeping staff to ensure quality performance.
- Recruit, train, schedule, coach, and evaluate department employees.
- Conduct staff meetings, training sessions, and annual performance reviews.
- Maintain confidentiality of resident information and complete required documentation and reports.
- Perform additional duties as assigned.
Education/Experience/Licensure/Certification:
- High School Diploma required.
- Minimum of 3 years of supervisory experience in maintenance, building operations, housekeeping, or a related field.
- Knowledge of electrical, plumbing, structural repairs, HVAC systems, and general maintenance practices.
- Familiarity with applicable regulations, safety standards, and proper handling of biohazardous waste.
- Ability to exercise sound judgment and report unusual conditions to the Executive Director.
- Valid Driver’s License required; Commercial Driver’s License (CDL) preferred.
Physical Requirements & Working Conditions
- Ability to bend, reach, stand for extended periods, and lift/push/pull up to 60 lbs.
- May be required to operate a Hoyer Lift.
- Must be available to work weekends, holidays, alternate shifts, and occasional extended hours.
- May be exposed to infectious diseases, biohazardous materials, varying environmental conditions, and challenging resident behaviors.
- Successful completion of background, criminal, and drug screening required; subject to random drug testing during employment.
