Job Title: Division 8 Project Manager 
Location: Greensboro, NC
Job Type: Full-time
Job Summary 
We are seeking an experienced Division 8 Project Manager to oversee commercial construction projects 
from contract award through installation. In this role, you will manage architectural openings, including 
hollow metal doors, wood doors, frames, and architectural hardware. You will be responsible for keeping 
projects on schedule, managing budgets, and ensuring strict compliance with life-safety codes.
 
Key Responsibilities 
• Project Lifecyle: Manage Div 8 scopes from initial contract award through final project closeout.
• Blueprint Reading: Interpret architectural drawings, schedules, and technical specifications accurately.
• Submittal Management: Generate, review, and submit detailed shop drawings and hardware schedules.
• Procurement: Source materials, negotiate with manufacturers, and issue purchase orders to vendors.
• Budget Tracking: Monitor project costs, manage change orders, and maximize profit margins.
• Coordination: Partner with general contractors, architects, field installers, and end-users.
• Code Compliance: Ensure all door and hardware solutions meet ADA, fire, and life-safety regulations.
• Quality Control: Inspect delivered materials for accuracy and resolve any field-related installation issues.
 
Requirements & Qualifications 
• Experience: Minimum of 3–5 years of dedicated project management or estimating experience in Div 8.
• Technical Software: Proficiency with Div 8 software, “Comsense” is highly preferred.
• Industry Knowledge: Deep understanding of commercial door, frame, and hardware products and 
applications.
• Certifications: DHI certifications (AHC, CDC, or EHC) or a PMP credential are a significant plus.
• Communication: Strong negotiation skills and excellent written and verbal communication.
