Position: Director of Sales and Marketing
Job Summary:
The Sales Director is responsible for driving and maintaining high occupancy levels by developing relationships with prospective residents and responsible parties. This position involves executing strategic marketing efforts, guiding prospects through the decisionmaking process, and effectively presenting the value and services of the community.
Sales Occupancy Management
- Achieve and maintain optimal occupancy levels through proactive sales strategies.
- Effectively track and manage all prospective customer interactions using CRM software.
- Oversee and manage the full sales pipeline—from initial inquiry to move-in.
- Provide thorough and accurate information regarding the community's features, services, and benefits.
Market Knowledge
- Maintain in-depth knowledge of community offerings and amenities.
- Continuously monitor and analyze local competitors, including pricing, services, and differentiators.
Prospect Engagement
- Build and maintain trusting, consultative relationships with prospective residents and their families.
- Conduct needs assessments to align community offerings with individual preferences.
- Provide personalized tours and introductions to residents and staff to enhance the visitor experience.
Sales Conversion
- Guide prospects through the decision-making process, with regular attempts to close.
- Effectively address and overcome objections to secure move-ins.
- Consistently meet or exceed sales metrics including outbound calls, scheduled tours, and outreach goals.
Community Representation Outreach
- Represent the community professionally in all external engagements and build strong relationships with referral partners.
- Assist in planning and executing on-site and off-site events designed to generate qualified leads and referrals.
- Create and implement quarterly marketing plans to support overall occupancy goals.
Administrative Team Collaboration
- Maintain regular communication with the Regional Sales Director on progress, goals, and marketing execution.
- Ensure timely and accurate completion of all pre-move-in paperwork and requirements.
- Collaborate with the Director of Nursing to coordinate resident assessments.
- Notify relevant departments of scheduled move-ins and resident needs to ensure a seamless transition.
- Support the move-in process through ongoing communication with families and internal teams.

Requirements:
- Prior sales and marketing experience within the senior care industry, preferably in Skilled Nursing Facilities or Assisted Living communities
- Knowledge of area hospitals and other local healthcare organizations preferred but willing to train.
- Experience with physician and hospital staff relationship development
- Sales and marketing experience in generating referral sources
- Has established relationships with local social workers and discharge planners
- Excellent presentation and relationship-building skills
- Has excellent interpersonal skills and be able to carry a conversation
