About the Opportunity
A growing residential property management company is seeking a Director of Property Management to lead operational performance across its rental portfolio. This is a senior leadership role for a hands-on operator who understands what it takes to run leasing, maintenance, evictions, and team management at scale, and who can build the systems and culture that support consistent execution.
The Director will oversee a team of property managers and support staff, set the standard for operational discipline, and serve as the primary accountability owner for portfolio performance across U.S. and LATAM markets, reporting directly to executive leadership.
Portfolio Operations Oversight
- Oversee day-to-day property management operations including leasing, evictions, maintenance coordination, and tenant relations across the full portfolio
- Maintain real-time visibility into operational status, team workload, and active priorities across all properties
- Own performance metrics for occupancy, delinquency, maintenance turnaround, and tenant satisfaction; identify gaps and drive measurable improvement
- Ensure all operations are conducted in compliance with applicable local, state, and federal regulations
Team Leadership and Development
- Directly manage Senior Property Managers and operational staff across U.S. and LATAM locations
- Maintain clear visibility into each direct report's responsibilities, priorities, and capacity at all times
- Set expectations with consistency and hold the team accountable through structured one-on-one meetings and performance feedback
- Coach team members on delegation, adaptability, and leadership effectiveness to build capacity at every level
- Partner with HR on performance management, coaching plans, and workforce planning initiatives
Delegation and Capacity Management
- Ensure execution-level tasks are appropriately delegated so senior staff can operate at a strategic level
- Monitor delegation patterns across the team; intervene when over-reliance on individual execution creates bottlenecks
- Develop and maintain SOPs and process documentation that enable consistent execution independent of any single person
Leasing and Evictions Management
- Oversee the full leasing cycle from listing and showing through application, approval, and move-in
- Ensure eviction processes are handled efficiently, compliantly, and with complete documentation at every stage
- Partner with leasing staff to maintain low vacancy and strong prospect-to-lease conversion rates
- Review and approve lease terms, renewals, and exception requests in line with company policy
Maintenance Operations
- Oversee maintenance intake, dispatch, vendor coordination, and quality control across the portfolio
- Hold the maintenance team and contractors accountable to response time standards and quality expectations
- Manage vendor relationships including contract negotiation, performance review, and escalation handling
- Support ongoing development of in-house maintenance capacity where applicable
Reporting and Leadership Alignment
- Provide executive leadership with regular, accurate updates on team performance, operational health, and key risks
- Escalate issues proactively with recommended solutions, not just status updates
- Demonstrate adaptability and professionalism when priorities shift; engage leadership in clarifying discussions when direction changes
- Contribute an operational perspective to strategic planning, growth decisions, and process development
Required
- 5 or more years of property management experience, with at least 2 years managing a team of property managers or senior-level staff
- Demonstrated operational expertise across leasing, evictions, maintenance, and tenant relations
- Proven ability to build and sustain team accountability across multiple levels of direct reports
- Strong process orientation with hands-on experience developing SOPs and operational frameworks
- Proficiency in property management platforms such as AppFolio, Buildium, Propertyware, or similar
- Clear, professional written and verbal communication skills; ability to give and receive direct feedback constructively
- Ability to manage across time zones and coordinate between U.S. and LATAM offices
Preferred
- Bilingual in English and Spanish, strongly preferred for LATAM coordination
- Experience managing single-family residential rental portfolios
- Familiarity with Texas landlord-tenant law and housing compliance requirements
- Experience supporting or overseeing in-house maintenance operations
- Prior experience in a high-growth or scaling property management organization
- Bachelor's degree in Business, Real Estate, Operations Management, or a related field
Compensation and Structure
This is a full-time, senior-level position. Compensation is competitive and commensurate with experience. Specific structure including on-site, hybrid, or remote arrangements will be discussed based on candidate location and organizational needs.
Candidates located in or working within Central or Eastern time zones are preferred. Candidates based in Colombia will be considered for a LATAM-based scope with coordination responsibilities into the U.S. market.
