JOB SUMMARY:  To oversee all aspects of Property management through maintaining and improving appearance, operational efficiencies and managing facilities of all sites while implementing and evaluating strategic and financial matters in accordance with organizational objectives.  

Direct Reports: Facilities Supervisor and Operations Supervisor  

Indirect Reports: Maintenance Technicians, Administration Janitorial 

ESSENTIAL JOB FUNCTIONS:     

  • Strategically lead the Property Management program in a manner which supports GCO’s mission and positions the agency to reach its overall goals and objectives for growth. 

  • Develops and monitors the financial and operational budgets for the property management program to ensure effective, efficient operations and achievement of organizational goals and objectives. 

  • Act as the company’s primary coordinator to ensure that the organization meets and exceeds property management obligations and Goodwill branding standards. 

  • Accountable to protect, maintain, and enhance the value of commercial real estate in order to maximize the benefit of all stakeholders, to include consumers and the community. 

  • Reviews leases for company obligations and responsibilities to ensure that appropriate practices, documentation, and lease requirements are maintained to ensure compliance and minimize agency liability. 

  • Accountable for Company vehicle specific fleet included but not limited to oversight of optimizing efficiency by maintaining schedule of fleet preventative maintenance and service records as well as implementation of improved processes and methods to generate an acceptable return on investment. 

  • Ability to interact with property owners, property managers/landlords, contractors and communicates in a professional manner and acts as liaison. 

  • Demonstrates working knowledge of government rules and regulations and required accreditation standards for compliance. 

  • Oversight of maintenance and administration janitorial staff and timeline of priorities for projects assigned. 

  • Train and develop staff in the areas of mission, values, goals and competencies. 

  • Manage the planning, preventive maintenance schedules, maintenance and warranties of equipment and buildings. 

  • Oversight of facilities, including but not limited to maintenance, landscaping, HVAC, electrical, plumbing, other utilities, housekeeping and upkeep of property. 

  • Forecast and manage replacement of major capital expenses for all locations, including HVAC systems, roofs, etc. 

  • Maintain records for property and equipment. 

  • Manage supply/equipment vendors and supplier relationships to ensure product relevance and cost-efficiency.   

  • Manage to a continuous improvement process.  Evaluate cost effective solutions to streamline the supply/support processes. 

  • Inspection of facilities of all business lines to include Donated Goods Retail to ensure safety and customer satisfaction standards are met.  

  • Interact regularly with executive team and individual department heads to ensure operational priorities are aligned with total company direction. 

  • Oversee facilities risk management, and collaborate with safety/security dept. 

  • Publicly represents agency at external events with professionalism to enhance public image of GCO and a passion for our mission.  

  • Review and be familiar with Goodwill of Central Oklahoma safety policies, programs and procedures and adhere to all safety rules, regulations and safety codes. Attend safety training and meetings and report any unsafe work conditions, accidents or injuries immediately. 

ADDITIONAL RESPONSIBILITES: 

  • Perform other duties and projects as assigned by Management. 

QUALIFICATIONS: 

  • Bachelor’s degree and a minimum of 7 years related experience and/or training; or equivalent combination of education and experience. 

  • Supervisory experience required. 

  • Demonstrated experience with executing strategic planning. 

  • Exceptional analytical judgment and decision-making skills; financial management skills; systems analysis and evaluation skills. 

  • Must be 21 years old. 

  • Valid Oklahoma Driver’s License and Car Insurance Verification, required. 

  • Must pass MVR check and maintain a good driving record. 

  • Must pass OSBI/DOC background screen. 

  • Ability to speak, read and write the English language. 

  • Reliable transportation and communication, required.

WORK ENVIRONMENT:   

  • Works in a climate controlled, office or retail environment most of the time.  

  • Employee is occasionally exposed to moving mechanical parts; fumes or airborne particles and outside weather conditions.   

  • Occasionally exposed to high, precarious places.   

  • Moderate noise level. 

  • Travel to company locations as required. 

  • Works 40 hours per week or more when required.
