Position Summary 

The Director of New Business Operations is responsible for overseeing the successful startup, opening, and post-opening operational stabilization of new construction and acquisition communities across the organization. This position plays a critical role in ensuring new communities are launched with operational excellence, strong financial performance, and an exceptional resident and staff experience.

This leader reports to the Senior Vice President of Operations, and partners closely with Development, Operations, Sales & Marketing, and other cross-functional teams to execute seamless community transitions from pre-opening through stabilization. This role requires routine travel and may involve extended periods away from home to support on-site execution, as well as occasional community coverage responsibilities for leadership-level roles.

Primary Purposes 

  • Lead and manage the startup process for new communities, including new builds and acquisitions, ensuring successful and timely openings
  • Drive operational readiness and stabilization by implementing best practices, systems, and performance standards
  • Serve as a strategic partner to operations leadership, ensuring consistency, scalability, and quality across all new business initiatives
  • Evaluate and enhance resident and staff experiences to inform continuous improvement across the organization
  • Pilot, test, and scale innovative programs and services that support growth and differentiation

Essential Functions 

  • Direct all phases of new community openings and acquisitions, from pre-opening planning, opening, and post-opening operational stabilization
  • Ensure readiness across staffing, training, systems, compliance, programming and services
  • Provide on-site leadership during critical phases or when leadership coverage is necessary
  • Partner with operations leaders to systematize processes and replicate best practices
  • Identify gaps and implement solutions to improve efficiency, quality, and consistency
  • Develop and refine playbooks, tools, and resources to support scalable growth
  • Test and evaluate new and innovative practices, programs, and services for potential organization-wide implementation
  • Lead operational initiatives and assess outcomes to inform strategic decisions
  • Hold current administrator license in Oregon and other states as applicable
  • Serves as the Executive Director or Administrator in the event coverage is required during new community start-ups and acquisitions
  • Drive changes that enhance programming, services, and operational performance
  • Work closely with Sales, Marketing, and Operations teams to align strategies and execution
  • Support and lead the integration of ancillary service partners as identified
  • Ensure alignment between brand standards and operational delivery in new and acquired communities
  • Act as a key leader and change agent, influencing operational excellence.
  • Provide coaching, guidance, and support to community and regional leaders during transition periods

Qualifications 

  • Bachelor’s Degree or equivalent work/certification experience
  • 3-5 years of operational experience
  • Demonstrated success in project management
  • Ability to effectively present information and respond to questions from groups of managers, employees, and the general public
  • Ability to write reports, emails, business correspondence, and produce manuals
  • Proficient PC skills including e-mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.
  • Ability to effectively develop and train to TSL systems
  • Ability to effectively serve as a project manager
  • Ability to prioritize, organize, and delegate assignments
  • Ability to interpret a variety of instructions furnished in written, oral, electronic, or schedule form
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
