Job Title: DIRECTOR OF MAINTENANCE

Supervised by/Reports to: Executive Director of Human Resources and Operations

FLSA Status: Exempt

Job Goals:

  1. To supervise, direct, develop, and evaluate maintenance personnel and designated operations staff to ensure quality and safety of school system facilities that enhance student achievement and educational programs.

  2. To collaborate with the Superintendent and system administrators in the effective and efficient management of school system resources to maintain safe, comfortable, healthy environments for students, visitors, community members and school system staff.

Qualifications:

  1. High School diploma or equivalent.

  2. Bachelor's degree, with an emphasis in building maintenance correlated field preferred.

  3. Five (5) years successful work experience in related field or equivalent combination of educational and work experience.

  4. Three (3) years of experience in a supervision of personnel.

  5. Ability to meet the suitability criteria for employment and/or certification/licensure.

  6. Possess and maintain a valid driver's license.

  7. Broad knowledge of construction trades and activities, facilities, and maintenance operations.

  8. Ability, agility and stamina to engage in prolonged sitting or standing, stooping, kneeling, crawling, bending, turning and reaching.

  9. Ability to climb and work form scaffolding, ladders, confined spaces and heights.

  10. Ability to work in locations involving heights or confined spaces; to work indoors and outdoors year-round in noisy, crowded environments, and inclement weather.

  11. Excellent oral and written communication, public relations, and interpersonal skills.

  12. Ability to manage, supervise and evaluate personnel.

  13. Ability to plan, organize, supervise evaluate all programs related to operation and maintenance of all school facilities and properties.

  14. Possess State and /or city certification in one of the trade is preferred (HVAC, Electrical, or Plumbing).

  15. Demonstrate related qualities, skills and abilities that may be meaningful to the duties performed and accomplishment of job goals, such as blue print reading, facility design, reviews for new construction, preventive maintenance programs, and safety training.

  16. Ability to lift up to 50 pounds, move equipment, tools, and materials as needed; agility, stamina, acuity and dexterity to perform inspections, repairs, and/or installations in a variety of settings.

  17. Ability to exert up to 75 pounds of force.

  18. Ability and willingness to work after hours, weekends, or holidays when necessary.

  19. Ability to be punctual and in regular attendance.

  20. Such alternative and additions to the above qualifications as may be deemed necessary and appropriate by the Superintendent.

Performance Responsibilities and Essential Functions:

  1. Demonstrates support for the school system and its vision, goals and priorities.

  2. Oversees all activities of facilities, maintenance and operations, and energy management.

  3. Plans, develops, maintains information regarding facilities, equipment, usage and service history to evidence support for purchasing and repairs.

  4. Ensures effective, timely preparation of Board of Education agenda action items and follows through on implementation upon Board approval.

  5. Coordinates facilities planning and development with facility maintenance needs in alignment with school system's on-going capital improvement plan.

  6. Facilitates the preparation of the annual budget, approves interim adjustments, monitors expenditures, and authorizes all capital account transactions to balance ledgers.

  7. Oversees and facilitates all activities ensuring fire and life safety code compliance for schools, administrative facilities, and other system properties.

  8. Supervises and valuates staff assigned in accordance with school system procedures and schedules.

  9. Acts as liaison for the Energy Management Program.

  10. Works cooperatively and productively with the Superintendent and other administrative staff to ensure the system's vision, goals and strategies are implemented and providing all pertinent data to all appropriate personnel within the designated time frame.

  11. Engages in professional growth and demonstrates professional ethics and effective leadership.

  12. Maintains appropriate confidentiality regarding school/workplace matters.

  13. Demonstrates initiative in identifying potential problems and/or opportunities for improvement in areas of responsibility.

  14. Reports potential problems, unusual events, or work irregularities to appropriate administrative or supervisory personnel.

  15. Responds to inquiries, requests, constructive feedback, concerns and/or complaints in a timely and positive manner.

  16. Maintains and submits reports, records, and correspondence in a timely and accurate manner.

  17. Properly uses and cares for tools, equipment, and material resources of the school system and effectively supervises and monitors others in the care, maintenance, and use of tools, equipment, and inventory.

  18. Adheres to school system rules, administrative procedures, local Board policies, and state, federal, and local regulations.

  19. Reports absences and takes leave in accordance with Board policies and procedures.

  20. Performs other job-related duties as assigned by Supervisor(s).

Physical Demands:

While performing the duties of this job, the employee is regularly required to sit, stand, walk and use hands to finger, to handle, or feel objects, equipment, or controls. The employee frequently is required to talk and hear. The employee is occasionally required to reach with hands and arms, climb stairs, bend, stoop, squat, and crouch and kneel. The employee must occasionally lift, push, pull carry and/or move up to 50 pounds. Specific vision abilities required by this job include near vision, distance vision, peripheral vision, depth perception and the ability to adjust focus.

Salary: Salary to be established by The Limestone County School's District Salary Schedule.

Terms of Employment: 240 days
