Position Summary
Responsible for leading the company's corporate real estate and facilities strategy across a national portfolio of offices and operational locations. This role oversees Corporate real estate planning, lease administration, site selection, facility operations, workplace standards, capital improvement projects, and portfolio optimization initiatives. The Director partners with executive leadership to support organizational growth, drive operational efficiency, manage occupancy and capital investments, and ensure facilities align with current and future business needs.
Position Details
- Handle long-range planning to support future needs and growth by coordinating with Division Leaders on current and future expansions.
- Engage with broker/s on LOI discussions; engage Legal on commercial lease review.
- Create and monitor each facility’s budget; manage lease expirations and renewals.
- Develop and execute enterprise-wide real estate strategies to support business growth, operational efficiency, and long-term portfolio planning.
- Lead site selection, office relocation, expansion, consolidation, and acquisition efforts in partnership with executive leadership, brokers, and external consultants.
- Align with Safety department to mitigate risk and oversee, inspect, safety and security of buildings.
- Oversee all contractors, suppliers, and service providers supporting facility operations and workplace initiatives; engage with Risk Team on insurance matters.
- Oversee capital improvement projects, including office expansions, renovations, tenant improvements, and workplace modernization initiatives from planning through completion.
- Develop and manage facility-related capital expenditure (CapEx) plans and forecasts, ensuring alignment with organizational priorities and budget objectives.
- Develop standards for tenant improvements, workplace design, construction materials, furniture, fixtures, and branding consistency across all locations.
- Ensure facilities comply with relevant laws, regulations and safety standards.
- Evaluate facility utilization, occupancy trends, and workplace needs to optimize the company’s real estate portfolio and support future growth initiatives.
- Coordinate space planning and workplace optimization efforts and establish emergency preparedness and disaster recovery plans.
- Track key performance indicators (KPIs) to enhance efficiency and supervise and develop facilities to maintain high-performance standards; align with Marketing Department to develop national branding footprint.
- Partner with architects, engineers, contractors, and project teams to ensure the successful planning, execution, and delivery of facility and workplace projects.
- Prepare and present reports and recommendations to executive leadership regarding facility operations, real estate transactions, lease obligations, capital investments, portfolio performance, and workplace strategy.
Qualifications
- Bachelor’s degree in Facilities Management, Business Administration, Engineering, or a related field (Master’s preferred)
- 7+ years of experience in facilities management with leadership responsibilities
- Certifications such as Certified Facility Manager (CFM) or Facilities Management Professional (FMP)
- Project management experience
- Budgeting experience and strong math skills; strong negotiation skills
- Strong network of peers in Facility Management industry
- Familiarity with construction, architecture and various systems, such as HVAC and electrical
- Strong knowledge of building systems, maintenance processes, and safety standards
- Expertise in budgeting, project management, and problem-solving
- Experience implementing sustainability initiatives and workplace efficiency programs
- Routine travel required to all facilities throughout Southland.

Pay: Final pay is determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. For California, this ranges from $200,000 - $250,000 with flexibility for the right candidate, plus annual incentive, benefits, and retirement program as outlined above.
