The Opportunity

As Director of Construction & Development you will be responsible for overseeing all aspects of facility operations and construction projects across our portfolio. This role includes managing the planning, design, and execution of construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. This position requires strong leadership skills to manage cross-functional teams, collaborate with stakeholders, and ensure compliance with all regulatory requirements.

Responsibilities Include:

  • Construction Management
    • Oversee and manage multiple construction projects from pre-construction through project closeout.
    • Review and negotiate contract documents prior to release of any contractors or consultants.
    • Coordinate and communicate with architects, engineers, contractors, and subcontractors to ensure project objectives are met.
    • Develop and maintain project schedules, budgets, and reports to track progress and identify potential risks.
    • Conduct site visits to monitor construction activities, ensuring compliance with safety regulations, quality standards, and design specifications.
    • Review, analyze, and present construction documents, contracts, change orders, and invoices to leadership for approval.
    • Collaborate with internal teams, including development, finance, and property management, to align construction activities with company goals.
    • Identify solutions to issues or conflicts that arise during the construction process, ensuring minimal disruption to timelines and budgets.
    • Ensure compliance with local, state, and federal regulations, as well as industry best practices.
    • Report to senior management on project status, challenges, and opportunities for improvement, contributing to the overall success of the company's development projects.
  • Development
    • Conduct comprehensive due diligence for potential land acquisitions, including zoning, environmental, geotechnical, and title reviews.
    • Coordinate and manage third-party consultants (surveyors, environmental firms, engineers, attorneys) to ensure timely and accurate delivery of reports.
    • Coordinate with utility providers to understand the path-to-power and communicate those steps to the rest of the development team.
    • Evaluate property conditions and constraints, including utility availability, access, and regulatory compliance.
    • Assist in the preparation of pro formas and feasibility analyses to support investment decisions.
    • Collaborate with internal teams to develop strategies for addressing risks identified during the due diligence process.
    • Negotiate and review contracts, purchase agreements, and other legal documents related to land acquisitions.
    • Track project timelines and maintain documentation to ensure due diligence milestones are met within specified deadlines.
    • Develop and maintain relationships with municipal officials, permitting agencies, and other stakeholders involved in the land acquisition process.
    • Prepare presentations and reports summarizing due diligence findings for senior management and investment committees.
    • Stay informed on industry trends, market conditions, and regulatory changes that may impact land development projects.

Location & Schedule

This position is based in our Arlington office at 3100 Clarendon Blvd. We offer a flexible "as-needed" environment; however, our expectation is that you are investing 40+ hours per week in the office to support your team and help grow the business.
