About the Role

Join a collaborative team where you’ll lead diverse land development projects from early due diligence and conceptual planning through entitlements, permitting, and project completion. In this highly visible role, you’ll serve as a trusted partner to clients, government agencies, and internal teams—driving schedules, managing budgets, and navigating complex development challenges. Responsibilities

  • Performs specific site development due diligence research, assists with the development of conceptual site plans, coordinates site planning and design activities.
  • Prepares and manages project schedules and budgets.
  • Prepares contracts and tracks changes in scope for preparation of amendments as needed through the life of the project.
  • Oversees the entitlement and permitting process for land development, retail conversion and multi-site rollout programs.
  • Identifies development constraints that include, but are not limited to, zoning code issues, utility availability, traffic impacts, easements needed, title exception document review, development fee estimates, timing issues, project costs, and other development considerations that might affect the project.
  • Serves as the primary liaison between government agencies and the client, represents the client at pre-app meetings and public hearings, coordinates responses to various agencies, coordinates development agreements and other documents on behalf of the client, and generally represents the client’s interests to groups involved in the project.
  • Coordinates with due diligence subconsultants to obtain proposals. Manages contracts, deliverables, and schedules to ensure timely delivery.
  • Creates and maintains project tracking spreadsheet(s). Leads team coordination meetings to ensure projects stay on track.
  • Coordinates technical and administrative activities for projects with other disciplines and departments within Galloway.
  • Utilizes Deltek for project setup and budget management.

Qualifications

  • Bachelor's or Master’s in Real Estate, Planning, Architecture, Landscape Architecture, Civil Engineering, or other related field, or six years combined similar work-related experience specific to commercial and/or retail development.
  • Typically, seven or more years’ experience with land development/entitlements, and demonstration of strong due diligence coordination and leadership skills.
  • Strong knowledge of land development and entitlement processes.
  • Experience managing and executing on multiple tasks and responsibilities at once.
  • Skilled communicator, both through verbal and written communications.
  • Operates/performs well in a team environment.
  • Excels and enjoys interfacing and coordinating with other consultants and team members;
  • Highly organized and detail oriented.
  • Knows how and when to delegate tasks.
  • Demonstrates strong writing skills.
  • Is capable of making presentations to government agencies.
  • Is proficient in Microsoft Office programs; working knowledge of Microsoft Project is preferred.
  • Experience collaborating with and leading a team.
  • Understands client goals and uses effective communication and leadership skills to manage project schedules and budgets.
  • Communicates in a timely and effective manner within team and with clients, various agencies, and other disciplines working on projects.
  • Demonstrates effective leadership skills in directing and completing assigned work; can coordinate efforts on multiple projects.
  • Works independently with little supervision; exercises independent judgment in completion of work, including directing project activities to complete project.

The estimated starting base salary for this role is $85,000 - $100,000.
