Essential Job Duties and Responsibilities:

• The primary focus of this position is to properly maintain and repair all equipment used by the Building Services department, enabling the Custodial staff to perform their duties
• Perform preventative maintenance and repairs on custodial equipment including but not limited to repair and or replace power cords and plugs, motors and pumps on buffers, vacuum cleaners, carpet extractors, and floor scrubbers.
• Monitor PM performance and utilization of equipment
• Inspect equipment used to determine needs for new parts, repairs, replacement and for cleanliness before and after use; Report damage or improper use or care to Manger/Supervisor
• Perform an annual inventory and condition assessment of all equipment and supplies in accordance with specified procedures
• Assist with development of an asset maintenance plan and schedule for all department equipment
• Assist in the development of Preventative Maintenance procedures and schedules
• Develop and implement equipment maintenance standards and practices and make recommendations for purchase
• Contact vendors to investigate pros and cons of potential new equipment, verify warranty and service options, occasionally obtain budget pricing for minor materials, equipment and supplies to recommend to the Manager/Supervisor
• Purchase minor materials and supplies as needed to perform duties of equipment repair, with prior approval of the Manager/Supervisor of Building Services
• Coordinate, assign, deliver proper equipment to designated Custodian(s) and building location(s) for special projects
• Maintain inventory of most needed materials and supplies, as directed
• Assist with development of a program and provide training to the Building Services staff on safe, proper operation of custodial equipment; Coordinate training if provided by outside vendors
• Make recommendations to Manager/Supervisor for continuous skill development for this position based on college need and industry trends
• May be directed by the Manager/Supervisor of Building Services to perform duties of a Custodian, as needed
• Clean and maintain hard floors (resilient, tile, quarry tile, concrete, wood) by performing such tasks as sweep, dust, mop, scrub, strip, refinish, spray buff, and high speed
• Clean and maintain carpets by performing such tasks as vacuum, remove stains, spray clean, extract, and apply carpet protector.
• Clean, disinfect and stock rest rooms and locker rooms
• Collect and remove trash, recyclable materials and hazardous waste materials in accordance with specified procedures
• Dust and clean walls, doors, windows, interior glass, drinking fountains, and other above floor surfaces
• Clean chalk boards/whiteboards and erasers as well as stock classrooms with chalk and or whiteboard markers and erasers daily
• Monitor building entrances, both interior and exterior, for trash, cobwebs and other debris that may accumulate
• Operate and maintain custodial equipment; report all equipment, needing repair or replacement to the Manager/Supervisor of Building Services
• Perform furniture set-ups as needed for external and internal conferences, meetings and special events.
• Utilize artificial intelligence (AI)-enabled tools and software, to support job-related functions and improve efficiency, accuracy, communication, documentation, planning, training, troubleshooting, reporting, work management, and other operational responsibilities, while maintaining confidentiality and compliance with institutional policies, procedures, and applicable regulations.

Hours/Schedule:

This position will work 40 hours per week. Schedule dependent on college need, so must have the ability to accept temporary shift changes with minimum notice.

Minimum Qualifications:

Minimum Required Knowledge, Skills and Abilities:

• High school diploma or GED equivalent.
• Ability to read, write and follow oral/written directions, follow basic operating instructions and perform basic mathematics computations.
• Equivalent of two- (2) year full time successful related work experience with at least one (1) year of successful work experience in maintaining, troubleshooting, and performing repairs to custodial equipment such as; repair and replace power cords, plugs, motors, and pumps on vacuum cleaners, buffers, carpet extractors, and floor scrubbers.
• Possess a valid Driver's License, ability to obtain and maintain a hi-lo and aerial lift certification within six months of hire
• Ability to provide team leadership, coordinate custodial tasks, and perform additional assignments in various buildings as needed.
• Ability to lift sixty (60) pounds to a height of three (3) feet and climb a ladder to a height of at least ten (10) feet.
• Ability to operate and maintain floor machines; scrubbers, vacuums, and other custodial equipment.
• Ability to travel from building to building and floor to floor in multiple level buildings.
• Ability to learn and use technical software appropriate to area of assignment, including work order software, emails, internet, and other college programs.
• Previous knowledge of equipment repair, cleaning techniques and operation of custodial equipment.

• Must possess manual dexterity to use tools and operate equipment
• Must desire to perform manual labor
• Ability to learn to use a variety of maintenance tools, supplies and material for equipment repair

• Establish and maintain effective relationships with those in contact with in the course of work
• Ability to walk, kneel, climb, stand, stoop, crouch, reach, pull and do related physical activities necessary in performing equipment repair/custodial work
• Must be able to work in conditions that include dust, mold and a wide variety of chemicals.
• Comply with standardized work instructions and personal protection equipment (PPE) requirements, including wearing rubber gloves several hours a day
• Knowledge/ability to read blueprints, ladder/wiring diagrams and schematics.
