Position Summary Performs semi-skilled and skilled work in all trades areas. Supervises educates and performs needed maintenance and/or renovation in buildings and other auxiliary areas on Beaver Island. Assists in creating a safe and livable environment for students, staff, and faculty.
Required Qualifications
• Must live on Beaver Island year-round. • Education equivalent to the completion of high school. • General knowledge in all trades, carpentry, plumbing, HVAC, electrical, and painting, and the tools required in each area. • Two years of experience in at least two of the trades. • Possession of a valid drivers license. • Ability to work from ladders, scaffolding, and aerial lift devices. • Ability to work in close, restricted locations. • Ability to regularly lift and move objects up to 40 pounds as part of daily job duties. • Demonstrated positive interpersonal skills. • Demonstrated ability to follow and/or interpret oral and written directions. • Ability to communicate effectively both orally and in writing. • Knowledge of OSHA safety regulations, including fire safety. • Ability to use computers to communicate, keep records, create reports, and monitor building systems as required. • Ability to perform the essential functions and requirements of the job.
Preferred Qualifications
• Previous experience working on Beaver Island, MI. • Experience working with external contractors. • Experience working for an institution of higher education. • Experience training unskilled workers. • Operating heavy machinery, such as forklifts. • Licensed in one or more trades. • Ability to work from blueprints, drawings, sketches. • Knowledge of paint and different uses. • Knowledge of lock and door closures repair and installation. • Knowledge of ADA handicap accessibility regulations and applications of regulations to projects.
Duties & Responsibilities
Maintains water system to high standards of cleanliness and safety. The well reservoirs and lines must be checked and maintained. Pump rooms must be kept in good working order and the water purification system operating efficiently.
Maintains clear, unobstructed access for electrical panels and associated equipment.
Responsible for security of CMU buildings and lands at Beaver Island. Maintain all locks, gates, cables, etc. in good working order, responsible for security of the buildings between groups, and aware of visitors, particularly during closed times.
Plays a role in all projects at Beaver Island, including building renovation, new equipment installation, major repairs, water system projects, and improvements to outdoor areas.
Responsible for the upkeep of all Beaver Island vehicles, keeping all trucks and other motorized equipment serviced and in good working order.
Responsible for inventory and purchasing of all materials needed for the maintenance and upkeep of the facility. Must be available for emergencies if they occur.
Performs preventative maintenance and helps supervisor plan preventative maintenance.
Maintains trails.
Maintains boats and related engines and equipment.
Performs semi-skilled and skilled maintenance and repair in designated areas, including but not limited to doors, windows, drawers, curtain rods, shower rods, and ceiling tiles.
Utilizes basic knowledge of room construction from floor up, including layout, materials needed, etc.
Installs and repairs plumbing, including but not limited to replacing toilets, sinks, and shut-off valves.
Performs repairs on electrical outlets and fixtures.
Repairs heating units and has knowledge of needed parts for repair.
Troubleshoots and determines problems at hand.
Takes service calls, initiates action, maintains service records, prepares reports of accomplishments, and future service as directed.
Maintains and inspects fire extinguishers on a monthly basis.
Performs lockout/tag-out procedures.
Keeps access roads free of snow for fire trucks, police, ambulances, or other emergency vehicles.
Other duties as assigned.
