QUALIFICATIONS

Experience: Minimum of 5–7 years of construction project management experience, with a proven track record specifically in high-end residential additions, luxury remodeling, or historic restorations.
•    Financial Acumen: Deep understanding of construction accounting concepts (e.g., job costing, gross profit margin tracking, purchase order workflows, and variance analysis). You must be comfortable managing by the numbers.
•    Local Code Expertise: Strong familiarity with the strict municipal building codes.
•    Leadership & Communication: Exceptional communication skills to professionally interface with high-net-worth homeowners, architects, designers, municipal inspectors, and trade partners.
•    Software Proficiency: Experience with modern construction management and scheduling software. 

 

RESPONSIBILITIES

Key Responsibilities:
1. End-to-End Project Ownership
•    Estimate Handover to Closeout: Review and validate estimates, manage client expectations, and execute a flawless closeout and final walkthrough.
•    Production Liaison: Partner with the Production Manager to align the daily schedule of our carpentry crew with overall project milestones.
•    Assure clients are updated on all things project related. There should be no surprises when it comes to project scheduling, change-orders, project wrap up etc. 
2. Financial Management & Data-Driven Decisions
•    Slippage Prevention: Proactively identify margin erosion or budget deviations and implement immediate corrective actions.
•    Change Order Management: Use project management system to document and distribute changes to project scope. Follow up as needed.
3. Procurement & Supply Chain 
•    Partner with our procurement team to synchronize project data, serving as the bridge between client design choices and accurate purchasing execution.
•    Lead-Time Management: Anticipate and schedule long-lead items (custom cabinetry, luxury fixtures, architectural millwork) to prevent field delays.
4. Schedule Management
•    Milestone Tracking: Develop, maintain, and enforce a critical path project schedule using project management system. Analyze schedule slippage and develop remedies to keep projects on schedule.
•    Subcontractor Post-Rough Coordination: Schedule, and hold accountable all specialty trade subcontractors, ensuring seamless sequencing on site.
•    You will work with our scheduling team to ensure project schedules are in sync with field status.

5. Quality Assurance (QA) & Inspection Success
•    Work with the QA team to assure compliance with established strict QA benchmarks for both our self-perform crew and subcontractors, ensuring work matches luxury design specifications.
•    First-Time Pass Inspection Strategy: Maintain an expert-level understanding of local building codes and municipal processes (specifically Clayton and Ladue). Review and prep all job sites to ensure we pass every municipal construction inspection on the first attempt.
