Job Title: Construction Project ManagerJob Description

The Construction Project Manager leads, directs, and oversees the safe and effective daily operation of one or more construction projects with a cumulative value up to $50M. This role establishes project objectives and policies, maintains close coordination with prime clients, and monitors construction and financial activities to ensure projects are delivered on time, within budget, and to the required quality standards. The Construction Project Manager takes proactive action to ensure project goals and initiatives are met in alignment with the organization's mission, vision, and values, while contributing to a strong, long-standing builder-focused culture and supporting both large-scale and mid-size commercial projects.

Responsibilities

  • Lead the daily operations of a single construction project or multiple projects with a cumulative value up to $50M, ensuring safe, efficient, and high-quality execution.
  • Establish clear project objectives, policies, and procedures, and ensure they align with the organization's mission, vision, and values.
  • Maintain strong liaison and communication with prime clients, design teams, subcontractors, and internal stakeholders throughout all project phases.
  • Monitor construction progress and financial performance, including cost, schedule, and quality, and take corrective actions as needed to achieve project goals.
  • Learn and develop competency in all aspects of cost control for job budget setup and reporting, including timely management of accounts payable and receivable, change management, and fair and reasonable cost negotiations.
  • Lead the implementation and maintenance of a clean, organized, and safe work site, promoting a strong safety culture and adherence to OSHA and company safety standards.
  • Motivate and guide project teams to perform at the highest levels of efficiency, quality, and productivity, consistently exceeding project requirements.
  • Collaborate with the Project Engineer and Superintendent on high-level reporting of project costs, profitability, and performance metrics.
  • Effectively build and manage the project schedule in P6 by collaborating with the Project Superintendent on logic, sequencing, and activity durations.
  • Oversee schedule updates, material procurement, subcontractor coordination, resource planning, and project documentation to keep the project on track.
  • Manage project documentation including product data, shop drawings, submittals, and RFIs, ensuring timely review, distribution, and resolution.
  • Work with senior leadership to set clear, attainable goals for operations teams and ensure alignment with broader organizational objectives.
  • Participate in training opportunities to increase technical and leadership competencies, and apply new knowledge to improve project performance.
  • Mentor direct reports by providing guidance, feedback, and development opportunities, and actively participate in recruiting new qualified team members.
  • Support the Preconstruction Manager during the preconstruction phase by contributing to project planning and setup, including constructability reviews, site logistics planning, and estimating support.
  • Assist in developing preconstruction schedules, scopes of work, subcontractor prequalification and bid solicitation, and scope reviews to ensure comprehensive and competitive proposals.
  • Learn to identify and effectively manage owner expectations during the preconstruction phase, ensuring clarity around scope, schedule, and budget.
  • Develop competency in the organization's 3D BIM coordination process by working closely with the Virtual Construction Team.
  • Promote and support strong internal relationships across all divisions and departments, fostering collaboration and alignment.
  • Engage in and support customer and community-related activities that enhance the organization's reputation and relationships.
  • Utilize construction technology tools and software to support scheduling, documentation, coordination, and reporting.
  • Apply record-keeping principles and procedures to maintain accurate, organized, and auditable project records.
  • Stay informed about construction best practices, market trends, and innovations, and contribute to continuous improvement initiatives.

Essential Skills

  • Proven experience in construction project management, preferably in commercial construction with a general contractor.
  • Demonstrated ability to lead and manage a single project or multiple projects with a cumulative value up to $50M.
  • Strong understanding of construction management processes, including project coordination, scheduling, cost control, and quality management.
  • Experience managing RFIs, change orders, submittals, and project documentation throughout the project lifecycle.
  • Proficiency in building and maintaining project schedules, including logic development and duration planning, preferably using P6.
  • Ability to implement and maintain a clean and safe work site, with working knowledge of OSHA and safety principles.
  • Capability to collaborate effectively with Project Engineers, Superintendents, and senior leadership on project reporting and decision-making.
  • Strong negotiation skills for fair and reasonable cost negotiations with subcontractors and vendors.
  • Ability to support preconstruction activities including constructability reviews, site logistics planning, estimating support, and subcontractor bid processes.
  • Familiarity with or willingness to develop competency in 3D BIM coordination processes in collaboration with a Virtual Construction Team.
  • Strong interpersonal and communication skills to maintain effective relationships with clients, internal teams, and community stakeholders.
  • Ability to mentor and develop team members and contribute to recruiting efforts for new team members.
  • Proficiency in reading and interpreting plans and specifications.
  • Solid understanding of record-keeping principles and procedures as they relate to construction projects.
  • Commitment to aligning project execution with the organization's mission, vision, values, and builder-focused culture.

Additional Skills & Qualifications

  • Proficiency with Microsoft Word for creating and managing project correspondence and documentation.
  • Proficiency with Microsoft Excel for budgeting, cost tracking, and data analysis.
  • Proficiency with Microsoft Outlook for professional communication and calendar management.
  • Experience using P6 for detailed project scheduling and schedule management.
  • Familiarity with Spectrum or similar construction accounting and project management software.
  • Experience using BlueBeam for document review, markup, and collaboration.
  • Experience with BIM360 for project collaboration and document management.
  • Familiarity with REVIT and 3D BIM tools for coordination with Virtual Construction teams.
  • Experience in BIM coordination and understanding of 3D model-based workflows.
  • Exposure to construction technology tools that support scheduling, documentation, and field coordination.
  • Understanding of construction estimation processes and ability to support estimating efforts.
  • Experience working on large-scale projects (e.g., $100M+) and mid-size projects (e.g., around $20M), or interest in gaining exposure to a range of project sizes.
  • Interest in ongoing professional development through training opportunities to enhance technical and leadership skills.
  • Ability to adapt to innovative tools and processes, including enterprise software that supports internal operations and accessibility.
  • Comfort working within a long-standing, hands-on, builder-focused culture that values initiative and collaboration.

Work Environment

The role combines in-office and on-site work, with regular presence required both at project sites and in the office for coordination, planning, and reporting. Depending on project level and complexity, a Project Manager at levels 2-3 typically manages one primary project, while a Project Manager at levels 4-5 may manage two to three smaller projects or one to two larger projects as needed. Projects are generally located between North Charlotte and the Triangle area in the short term, with the potential for longer commutes or occasional overnight stays depending on project location. Candidates based in other parts of the state who are open to travel may also be considered, as travel to various project sites may be required.
