Job Title: Construction Project Manager
Job Description
This role leads a multi-phase construction project from initiation through closeout, focusing on the renovation of laboratory and office spaces within an active, multi-tenant building. The Construction Project Manager oversees all phases of construction, manages subcontractors and vendors, and ensures strict adherence to quality, safety, and regulatory standards. The position requires strong coordination across multiple stakeholders to minimize disruption, maintain schedules, and deliver a high-quality, compliant facility.
Responsibilities
- Lead the full lifecycle of a multi-phase construction project, from initial planning and design coordination through execution, commissioning, and closeout.
- Define project scope, deliverables, and specifications, and prepare detailed construction estimates to support budgeting and financial planning.
- Develop and maintain detailed construction schedules with clear milestones, and adjust plans as needed to keep the project on track.
- Coordinate daily construction activities among general contractors, subcontractors, clients, landlord representatives, tenants, and city officials to ensure alignment and minimize disruption.
- Plan and manage logistics for labor, materials, and heavy equipment, ensuring timely delivery and efficient use of resources.
- Prepare bid packages, solicit and evaluate proposals, and negotiate contracts with general contractors and subcontractors.
- Administer contracts throughout the project, including managing change orders, tracking scope changes, and resolving issues related to cost, schedule, and quality.
- Secure, manage, and maintain all required permits, including building permits and red risk permits for hot work, working at heights, and surface penetration.
- Issue and oversee red risk work permits, ensuring that all associated activities follow established safety and compliance procedures.
- Ensure all construction work complies with local and state regulations, national building codes, environmental regulations, and 29 CFR 1926 OSHA construction industry regulations.
- Enforce safety procedures on site, conduct regular safety walk-throughs and inspections, and maintain OSHA standards across all contractors and subcontractors.
- Oversee quality assurance and quality control programs, ensuring that construction methods, materials, and workmanship meet project specifications and industry standards.
- Review, interpret, and verify construction drawings, blueprints, and architectural plans, and resolve discrepancies with design and engineering teams.
- Lead regular project meetings with stakeholders, providing clear, timely updates on progress, risks, issues, and mitigation plans.
- Monitor project budgets, perform financial analysis, and track costs to ensure the project remains within approved financial parameters.
- Document project activities, decisions, and changes thoroughly, maintaining accurate records for compliance, audits, and project closeout.
- Support critical electrical and HVAC shutdown planning and execution, coordinating closely with other tenants and stakeholders to minimize operational impact.
- Collaborate with scientists, laboratory users, and office occupants to understand operational requirements and ensure the finished spaces meet functional needs.
- Drive continuous improvement in safety, quality, and efficiency by identifying lessons learned and implementing best practices throughout the project.
Essential Skills
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field, or equivalent education and experience.
- Open to candidates with an associate degree based on relevant experience.
- 3-5 years of demonstrated experience as a Construction Project Manager or in a similar construction leadership role.
- Proven experience leading commercial construction projects; laboratory or commercial renovation experience is preferred.
- Strong understanding of construction methods, materials, and project management principles.
- Ability to read, interpret, and work from construction drawings, blueprints, and architectural plans.
- Demonstrated experience coordinating daily construction activities among contractors, clients, landlords, tenants, and city officials.
- Experience managing permits and compliance processes, including issuing and overseeing red risk work permits for hot work, working at heights, and surface penetration.
- Familiarity with 29 CFR 1926 OSHA Construction Industry Regulations and their application on active construction sites.
- Proficiency with construction management software for scheduling, documentation, and reporting.
- Strong communication skills, with the ability to lead meetings, provide clear updates, and coordinate across diverse stakeholder groups.
- Solid financial analysis and budgeting skills to manage project costs and track financial performance.
- Effective time-management skills, with the ability to prioritize tasks and manage multiple activities simultaneously.
- Willingness and ability to work 100% onsite with early start times as required by the project.
Additional Skills & Qualifications
- Experience with commercial laboratory construction or renovation projects is preferred but not required.
- Experience in general commercial construction with exposure to complex, multi-tenant environments.
- Experience working in or around laboratory and office environments, including coordination with scientists and technical staff.
- Familiarity with permitting processes for hot work, surface penetration, and working at heights, even when not performing these activities personally.
- Ability to manage critical building system shutdowns, such as electrical and HVAC, in coordination with multiple tenants.
- Strong stakeholder management skills, including the ability to build relationships with landlords, tenants, contractors, and regulatory officials.
- Attention to detail in documentation, recordkeeping, and compliance tracking.
- Candidates should be prepared to relocate at their own expense if not currently in the project area.
Work Environment
This role is based 100% onsite at a multi-tenant building undergoing a multi-phase laboratory and office renovation. The project involves demolition of existing lab and office spaces and full rebuild of upgraded facilities, including work that affects critical electrical and HVAC systems shared with other tenants. The Construction Project Manager works in an active construction environment with frequent interaction on the jobsite, regular safety walk-throughs, and coordination meetings with landlords, tenants, scientists, contractors, and city officials. The position follows an early start schedule, with a typical start time around 6:00 a.m., and is structured as an approximately nine-month contract, with potential for extension based on performance and business needs. The work relies on construction management software, standard construction tools and equipment, and adherence to OSHA and building code requirements in a dynamic, fast-paced setting.

Pay and Benefits
