Position Summary:
Key Responsibilities
- Analyzes community strengths and weaknesses compared to competitors and develops effective sales strategies.
- Identifies primary and secondary markets and implements appropriate sales and marketing tactics.
- Ensures all lead sources and qualified leads are accurately entered and maintained in YARDI.
- Answers inquiries, schedules visit, conducts tours, and closes sales to achieve occupancy goals.
- Reviews YARDI reports and sales data to identify opportunities and solutions.
- Ensures inquiry forms are available, and sales documentation is completed in a timely manner.
- Completes required sales plans and consistently meets established sales standards.
- Plans and coordinates lead-generating events and marketing initiatives.
- Builds and maintains professional referral relationships and community partnerships.
- Conducts competitive market analysis, including rates, services, amenities, and apartment offerings.
- Maintains a positive first impression of the community, including model apartments and common areas.
- Coordinates resident move-ins, ensuring all paperwork, apartment readiness, and resident requests are completed.
- Works collaboratively with the Executive Director and department heads to support sales and occupancy goals.
- Meets monthly budget and occupancy targets and participates in Manager on Duty weekend coverage as assigned.
Education/Experience/Licensure/Certification
- Excellent customer service, communication, and public relations skills.
- Positive, energetic personality with a strong desire to serve seniors.
- Minimum of five years of sales and marketing experience with a proven track record.
- Strong problem-solving, organizational, and creative thinking skills.
- Experience working with seniors preferred.
- Proficiency in Microsoft Office and YARDI.
- Demonstrated success in developing and maintaining professional referral sources.
Physical Requirements & Working Conditions
- Spends approximately 30% of work time traveling to referral sources within the market area.
- May be exposed to infectious diseases and workplace hazards common in healthcare and senior living environments.
- May interact with residents experiencing emotional, behavioral, or cognitive challenges.
Miscellaneous
- Must be available to work weekends, holidays, and alternate shifts as assigned.
- Subject to background, criminal, and drug screening, including possible random drug testing during employment.
