COMMISSIONING PROJECT MANAGER
The Commissioning Project Manager serves as the manager of his/her Service Team personnel and the projects to which they are assigned. The Project Manager is responsible for formulating and enforcing work standards and processes, assigning schedules, reviewing work performance, and communicating policies, purposes and goals of the firm to their team. This person manages people through professional and effective communications to ensure personnel under their management are productive, but also motivated and inspired to achieve success independently and collectively as a company team. These skills must be applicable to managing multiple teams and multiple projects that may be working concurrently in separate locations.
In addition to managerial skills, the Project Manager must be proficient with skills directly associated with the work their personnel are performing including proficiency in all building codes and all Cx software, Cx database, energy modeling, economic analysis and scheduling. These skills are maintained through ongoing training of personnel and clients couple with continuing education.
A Project Manager must also carry out job functions related to client relationship management. This includes communicating the services that the firm can be contracted for, supporting the Synergy Sales Team in responding to a request for proposal, and follow up with the clients.

Management & Administration
Maintains safe and clean working environment by enforcing company procedures, procedures, and regulations;
Maintains all electronic files to Synergy's cloud file server.
Ensures product and company compliance by abiding by federal, state and local regulations;
Execute all duties and responsibilities with professionalism; clear communication (written and verbal) skills, accountability;
Promotes and maintains professional collaboration through management of project team, including all engineering disciplines, equipment vendors, architects, contractors, construction manager and project client/owner;
Ability to work on multiple inter-company initiative teams (process improvement & company standards) and client's project teams simultaneously while monitoring/managing personal and Synergy Key Performance Indicators
Basic knowledge in system design and testing, including but not limited to; air systems, hydronic systems, HVAC equipment and controls, plumbing equipment and controls, electrical equipment and controls, and life safety systems.
Basic knowledge of system specific installation and operational checklists, inspection reports, and testing protocols;
Ensure adequate review and submission of project deliverables in conjunction with design and construction schedule milestones
Supports with conducting employee performance evaluations;
Contributes and collaborates with Department Directors, Service Team Leaders, and Teams to evaluate Synergy Operational Performance Goals and implement improvements

Demonstrate the ability to consistently lead productive service team and project team meetings.
Prepare and present Engineering Service Scorecard to direct report and Executive Team.
Assists to establish and improve departmental processes, procedures, policies, and guidelines.
Participates in Engineering Department meetings and attends other meetings as necessary to support the planning and operational needs of the firm.
Supports with serving on employee selection committees or meetings as it relates to the engineering department.
Supports in developing the business plan for the engineering department, including monthly, quarterly, and annual goals, objectives and systems.
Assists with the company-wide committees including the wellness training, environmental health and safety, activity, and culture and communications committees.
Participates in the continuous implementation of a team-oriented company culture that emphasizes quality, continuous improvement, and high performance.
Project Execution
Demonstrate Leadership with client and Synergy project teams in executing new building systems (MEP & envelope) consulting services: services including design reviews, construction verification, and validation of performance, and optimization services,
Demonstrate Leadership with client and Synergy project teams in executing existing building system (MEP & envelope) evaluation and optimization consulting services.
Proficient in the Owners Project Requirements (OPR) Process
Supports demonstrating leadership of OPR workshop with a Project Team (client)
Interpretation of technical specifications, equipment cutsheets & catalog data;
Lead the utilization of Trace 700 economic analysis software (energy modeling);
Demonstrates knowledge of Data Analytics software, interpretation of utility bills, utility rates structure, utility rebates and incentive programs;
Proficiency in energy analysis of existing buildings
Proficiency in technical report writing including oversight of project teams in the development of the deliverable.
Demonstrate the ability to lead commissioning meetings with design and construction teams.
Performs field observations on static (not started/rough-in field observation) equipment;
Performs field observations on equipment start-ups.
Performs functional testing on primary and secondary equipment, as well as system-level functional testing.
Authors checklists and functional test scripts.
Client Management
Supports confirming work product (client deliverables) standards compliance by conducting quality control assessment protocols of the PMs under their management based on submission of OPR's, project Cx reports, etc.;
Represents Synergy in a professional manner in all written and verbal communications with the client, as well as performing in a manner that aligns with the company's vision and culture.
Maintains regular, proactive, timely with direct communication with client(s) as it relates to project expectations, status, and issue resolution.
Promote the participation of clients in Synergy Events.
Promote the recognition of client's projects and goals through Synergy or Industry Organizations Social Media Vehicles and Events.
Identifying and responding to new project opportunities per Synergy protocol.
Accounts Receivable Management
Direct understanding of construction contracts with relation to invoicing and the communication of these matters with assigned Billing Manager and client if necessary;
Supports Billing Manager(s) invoicing projects to match level of percent complete, align with scope/contract and follow invoicing protocols through company billing review process.
Supports Billing Manager and Staff Accountant with timely communication and documentation of client collections' efforts (past due invoices).
Supports reviewing the Work-in-Progress (WIP) Aging reports on a monthly basis;
Supports reviewing the Accounts Receivable (A/R) Aging reports on a monthly basis;
Supports coordinating and completing Client Invoicing by the 1st of each month.
Continuing Education & Professional Development
Contribute industry leading ideas, principles, and technology to the Synergy Engineering Department
Maintain steady participation in CEU's that is focused the main principles of MEP engineering, MEP construction, and Facility Operational Performance; including local and national industry organizations indicated below.
Acquire and Maintain a current LEED EB Proficiency certification;
Acquire and Maintain a commissioning professional certification such as BCxA, UofW Madison CxQP, or NEEB
Acquire and Maintain an Association of Energy Engineers professional certification such as CEM or CEA;
Acquire and Maintain an Industry Professional Institution certification such as Niagara or Infrared level 1
Maintaining membership in a professional organization (ie. AEE, ASHRAE, student ASHRAE, BCA)
Provide training to the team on various topics post Continuing Education
Law
Complies with all existing governmental and labor legal and government reporting requirements including any related to the Equal Employment Opportunity (EEO), the Americans With Disabilities Act (ADA), the Family and Medical Leave Act(FMLA), Employee Retirement Income Security Act (ERISA), the Department of Labor, worker compensation, the Occupational Safety and Health Administration (OSHA), and so forth. Qualifications:
Minimum
5 years experience in Mechanical and Electrical Systems Commissioning, including construction drawings & specification review, equipment submittal review, and construction installation & startup inspections, performance testing, and BMS systems (points lists, sequence of operations, networks, control protocols) or
Licensed Master Electrician or Mechanical Contractor (Service or Installation) or Controls System Project Engineer/Manager
Commissioning Professional Certification
Proficient in the Commissioning Process per FGI, http://www.fgiguidelines.org/
Proficient in the Commissioning Process ASHRAE Guidelines 0, 1, & 2
Proficient in Microsoft Word, and Excel;
Requires strong analytical and mathematical skills, quick thinking, and a solid understanding of the main principles of MEP engineering, and construction;
In depth, technical understanding of Chilled Water Plants, Heating Plants, Hydronic Distribution Systems, Air Distribution Systems, and Building Management/Automation Systems (BMS). or
In depth, technical understanding of Electrical Power Distribution Systems; and Lighting Systems and Fire Alarm Systems, including proficiency in authoring Electrical Power, Lighting, and Fire Alarm system assessment reports;
1+ years of Project Management experience.
Strong technical understanding of information technology networks.
Familiar with Renewable Energy Systems.
Familiar with Energy Conservation and Optimization Industry Standard Principals, and
Must be able to travel anywhere in the United States typically not more than one week per month outside Michigan.
Preferred
Bachelor"s degree in Engineering or Engineering Technology;
Proficient in Energy Modeling Software (Trace Load 700 & DOE2);
Proficient in the application of mechanical and plumbing building codes, NFPA 70, 99, 101, & Healthcare Codes;
Experience with Building Envelope Commissioning.
Other Considerations
Proficient in Building Modeling Software (Revit and Navisworks);
Experience with CMMS (Computerized Maintenance Management Systems);
Experience with IT networking design, installation, and commissioning.
