Commercial Property Manager

Commercial Property Management · Senior Role

South Florida | Full-Time | 5+ Years Required | Commercial Properties

Cohen Commercial Management is a boutique, owner-operated third-party property management firm serving Florida's commercial real estate market. We manage our clients' assets with the care and attention typically reserved for one's own portfolio — and we're looking for a seasoned Property Manager who shares that standard.

"This is a high-visibility role at a firm where your work is noticed, valued, and directly tied to client outcomes."

ROLE SCOPE: Facilities & Maintenance · Tenant Relations · Delinquency Follow-Up · Payables Management

WHAT YOU'LL DO

  • Oversee day-to-day operations and physical condition of a diversified portfolio of commercial properties including office, retail, and industrial assets.
  • Serve as a primary point of contact for tenants — handling service requests, resolving complaints, and maintaining the kind of responsive, professional relationships that drive lease renewals.
  • Assist with delinquency outreach — making calls to tenants with outstanding balances, documenting communications, and coordinating with property managers on follow-up steps and escalations.
  • Manage vendor relationships — bid, contract, and supervise service providers for MEP, landscaping, janitorial, security, pest control, and life safety systems.
  • Push vendor invoices through the payables process — reviewing for accuracy against approved scopes, coding to correct cost centers, and ensuring timely approval so service providers are paid and work continues without disruption.
  • Conduct regular property inspections; identify, prioritize, and resolve maintenance issues proactively before they escalate into client-facing problems.
  • Coordinate and manage capital improvement and tenant improvement (TI) projects from scope through punch list.
  • Maintain detailed records of preventive maintenance schedules, warranties, certificates of insurance, and regulatory compliance documentation.
  • Collaborate closely with property management team and ownership groups on operating budgets, expense reconciliations, and CAM cost management.
WHAT YOU BRING

  • 5+ years of property/facilities management experience in a commercial real estate setting — office, retail, or mixed-use preferred.
  • Strong working knowledge of building systems: HVAC, electrical, plumbing, fire/life safety, and building automation.
  • Comfort with tenant-facing communication, including sensitive conversations around delinquency and collections.
  • Experience managing vendor invoices and pushing payables through an approval workflow.
  • Proven ability to manage multiple properties and competing priorities simultaneously.
  • Experience with vendor procurement, contract management, and service quality oversight.
  • Proficiency with property management or work order software (Yardi, MRI, or similar).
WHAT SETS YOU APART

  • Florida-specific experience — knowledge of hurricane preparedness protocols and local code compliance.
  • Background working within a third-party management or multi-client environment.
  • Bilingual (English/Spanish) — a genuine advantage in South Florida's market.
  • A reputation for being the person who finds the problem before the tenant does.
WHY COHEN COMMERCIAL

  • Boutique firm culture — direct access to leadership, faster decisions, and meaningful autonomy in how you manage your portfolio.
  • Competitive salary commensurate with experience, plus performance incentives.
  • Retirement benefits, PTO, and professional development support including industry certifications.
  • A stable, growing book of business with long-tenured clients who value quality management.
  • The opportunity to build processes, not just follow them.
Competitive salary commensurate with experience.
